Canada's Homebuilding Pace Falls Further
The pace of homebuilding across Canada continues to slow, with the six-month housing start trend dipping by about 1% to 244,000 units nationwide. In our larger cities, actual starts fell around 2% to 17,700. Year-to-date, we've seen 149,500 new starts—about 4% fewer than in the same period last year. While an economist at the national housing agency notes that current levels remain higher than in recent years, the expectation is for this downward trend to continue. Builders are feeling the squeeze from both global events and the ongoing US-Canada trade dispute, especially as tariffs push up construction costs. The national housing agency now projects that new-home construction will keep declining through 2028, with condos being hit hardest due to high developer costs, softer demand, and excess inventory. As a REALTOR® here in BC, I’m paying close attention to these shifts. Understanding the story behind the numbers can make a real difference when planning your next move—whether you’re buying, selling, or simply watching the market evolve.

Surrey, Metro Vancouver Condo Market Shows Resilience Amid Changes
Surrey’s condo market is hitting a few speed bumps right now. A 24-storey project with 167 units has paused construction at the 6th floor due to foreclosure, and another development with 500 units is heading for a court-ordered sale, largely because of weak presales, higher costs, and a growing number of unsold condos across Metro Vancouver. At the same time, we’re seeing more focus on rental developments in the region. For those considering buying or selling in this shifting landscape, understanding what’s happening behind the scenes is key to making informed decisions. Canada Needs Twice the Projected Homes
As someone who guides buyers and sellers through the BC real estate landscape, I keep a close eye on national housing trends—and right now, the numbers are striking. Canada’s national housing agency estimates we need to build 417,000 to 469,000 new homes each year through 2036 just to get back to pre-pandemic affordability. That’s nearly double what’s currently being built. Even with ongoing projects, at the current pace, we’re looking at a supply gap of 187,000 to 238,000 homes every year for the next decade. Construction is expected to slow more quickly than demand, which puts extra pressure on those affordability goals so many are hoping for. As you consider your own path in this evolving market, know that understanding these big-picture trends can help you move forward with greater clarity and confidence.
