BC Housing Market Shows Regional Split
The latest numbers from Early-Q3 highlight an interesting regional split in BC’s housing market. While residential sales across the province reached 6,600 (down about 7% from last year) and the average BC home price eased to around $930,000, there’s a bigger story unfolding beneath the surface. In particular, the Interior is seeing a real resurgence—Okanagan prices are up roughly 8%, South Peace River saw both a 10% price increase and a 26% jump in sales, and places like Kamloops and Kootenay are moving ahead as well. At the same time, the Lower Mainland is still feeling the pressure, which has kept the overall numbers looking softer. On a positive note, most BC regions experienced a month-over-month rise in seasonally adjusted sales, pointing to a sense of stabilization, even as economists note that the challenges remain focused on the Lower Mainland. So far this year, dollar volume is down about 7% to $38 billion and total unit sales have slipped 6% to 40,400—yet forecasts remain optimistic for provincewide growth in 2027. Provincial rules can add extra layers—Ontario, for example, uses a lifetime ownership test for the land transfer tax refund, which can override the federal definition. The takeaway?
