When purchasing a property with at least one other owner, choosing the ‘right’ tenancy for yourself can save thousands of dollars and facilitate more efficient estate planning.

Can legal property ownership, also known as “tenancy,” be changed?
✔️ Yes, but often consent is required from all owners on title
✔️ Yes, but there may be property transfer tax (PTT) involved

🏡 When you buy a property with someone else, HOW you register ownership matters; you can SAVE (or lose) BIG if the choice is not made strategically and deliberately.

Options for legal registration and ownership of property:

1️⃣ Joint Tenancy
- Right of survivorship: if an owner dies, the surviving owner(s) automatically assume the deceased’s share of the property
- Common among spouses (non-blended families)

2️⃣ Tenancy in Common
- Each owner holds their own specific interest in property, which may be equal or unequal to that of the other owner(s)
- Property ownership passes according to the deceased’s Will
- Common among friends, business partners, siblings, and spouses (blended family)

💡 Tenancy affects estate planning, inheritance, and legal rights.
