April 2026 Fraser Valley Market Update — What the Data Is Telling Us

The spring market is showing signs of life. Here's what buyers and sellers in Surrey and the Fraser Valley need to know:

The Headline Numbers Sales: 1,118 — the first year-over-year increase in more than 12 months New Listings: 3,549 — up 6% from March, but below last year's levels Active Inventory: 9,816 — 45% above the 10-year seasonal average

Surrey At a Glance Detached benchmark: $1,461,000 ↓ 9.8% YoY Townhome benchmark: $794,500 ↓ 7.8% YoY Apartment benchmark: $474,100 ↓ 9.1% YoY

What This Means

For buyers — conditions remain advantageous. Elevated inventory means more selection and less urgency-driven decision making. Prices are meaningfully below where they were a year ago.
