April 2026 Fraser Valley Market Update — What the Data Is Telling Us

The spring market is showing signs of life. Here's what buyers and sellers in Surrey and the Fraser Valley need to know:

The Headline Numbers Sales: 1,118 — the first year-over-year increase in more than 12 months New Listings: 3,549 — up 6% from March, but below last year's levels Active Inventory: 9,816 — 45% above the 10-year seasonal average

Surrey At a Glance Detached benchmark: $1,461,000 ↓ 9.8% YoY Townhome benchmark: $794,500 ↓ 7.8% YoY Apartment benchmark: $474,100 ↓ 9.1% YoY

What This Means

For buyers — conditions remain advantageous. Elevated inventory means more selection and less urgency-driven decision making. Prices are meaningfully below where they were a year ago.

For sellers — the market is stabilizing, not declining indefinitely. Two consecutive months of composite benchmark price gains suggest the correction may be nearing its floor. Strategic pricing is what separates listings that move from those that sit.
