Mortgage Fraud and Identity Theft Are Increasing in BC!

The Land Title and Survey Authority of BC (LTSA) has issued a notice about a recent increase in identity theft and mortgage fraud targeting BC property owners. Criminals are using stolen or fraudulent identification to impersonate homeowners and register mortgages against properties without the owner’s knowledge.

The financial and legal consequences can be serious, making awareness and prevention more important than ever.

Here are a few ways to help protect yourself:

• Protect your personal identification and report lost or stolen ID immediately.
• Monitor your credit report and financial accounts for suspicious activity.
• Be cautious when sharing personal or financial information.
• Consider title insurance for additional protection.
• Register for BC Property Connect through the LTSA. This free service allows eligible property owners to receive notifications when an application is submitted that may affect their property’s title.

In today’s ever-changing market, if you are a seller or representing a seller, one of the most important questions to ask is: Is there enough equity to sell?

It may seem simple, but with shifting property values, it is essential to carefully review all costs involved in a sale. These can include:

• The current mortgage balance;
• Any estimated prepayment penalty if the mortgage is being paid out before the end of the term;
(Tip: clients can contact their mortgage department directly for a payout and penalty estimate)
• Other financial liens registered against the property;
• Adjustments between the buyer and seller for property taxes and utilities,
• Payment of any unpaid balances or arrears of property tax and utilities;
• Strata adjustments, if the property is in a strata, including unpaid strata fees or special levies;
• Real estate commissions;
• Legal fees.

Reviewing these costs in advance helps ensure a smooth completion and reduces the risk of a shortfall when the sale closes.

Throwback to my earlier days 🤍

One of my first jobs was at Ralph’s Farm Market, and I credit so much of my work ethic, passion, and respect for others to that place. It was family-owned, and they treated employees and customers the same.

Every year, Elizabeth (Ralph’s wife) would make her homemade chowder to serve to all the customers and it was the best. I’ve been craving it lately, so I messaged her for the recipe!
