Metro Van now has 4,376 finished new condos sitting empty, per
CMHC data reported by BIV. That is up 76 per cent in one year.
Prices are down. Developers are offering cash back, free parking,
and other perks to move units.
Here is the part I wish more buyers knew.
A finished tower that is empty is not always a great deal. It
can be. But it can also be an empty tower for a reason. Weak
strata. Warranty gaps. Financing pressure on the developer.
Insurance issues. Rental restrictions that changed after
completion.
A discount does not tell you which one you are looking at.
If you are looking at a new condo right now, do not just read
the price. Read the strata minutes, the depreciation report, the
Form B, and the developer's story.
