The St. Marys housing market remained steady through May, with buyers and sellers finding more possibilities than we’ve seen over the past few years.

📊 May 2026 Market Snapshot
• Average sale price: $$558,805 (April 2026 $547,000, May 2025 $600,000)
• Homes sold: 18 properties (April 2026 10, May 2025 11)
• Average days on market: 108 days (April 2026 78, May 2025 40)

Of the 18 properties that sold in May 2026, 13 of them sold under $615,000.

What Does This Mean?

Currently, there are 55 properties for sale in St. Marys. Inventory levels have improved, giving buyers more choice and time to make decisions, while well-priced homes continue to attract attention and sell within a reasonable timeframe. With more listings on the market, buyers have a choice. They can take their time to look at homes, put financing in place and do inspections. Buyers are also in a position to negotiate.
