300+ photos go into every one of our same-day inspection reports. Not a few snapshots, hundreds of them, plus thermal scans and moisture readings for every room.

Most inspections check a box. Ours are built so buyers see exactly what we saw before they sign anything.

What's the one thing you'd want an inspector to catch before you buy?

4 mistakes we keep seeing across many home inspections in Newfoundland and Labrador.

They're not bad luck, they're the same assumption every time: the house looks fine, so it must be fine.

1. Skipping the attic check in winter, ice damming hides until spring.
2. Trusting a builder's "final walkthrough" over a real inspection.
3. Assuming a newer home doesn't need thermal imaging.
4. Booking the inspection after the offer's already firm, no room left to negotiate.

Which one surprises you most?

How drone roof inspections actually work (most people get this wrong) 🚁

Most homeowners assume "roof inspection" means someone climbing a ladder and eyeballing shingles for five minutes. That's not how it works anymore, and it's not how we do it.

Here's the actual process:

1. We map the roof and identify hazards before anything flies. Steep pitch, height, ice, no problem.
2. The drone captures high-resolution footage of every plane, valley, and flashing point, angles a ladder can't safely reach.
3. We cross-reference the footage with thermal imaging to catch moisture and heat loss issues invisible to the naked eye.
4. Everything gets compiled into your same-day report, with photos, so you see exactly what we saw.

No guesswork. No missed sections. No risk of someone falling off your roof.

Now you'll know why drone footage is becoming standard on every serious inspection, and why ladder-only inspections are falling behind.

A "final walkthrough" from your builder tells you nothing about the actual condition of your house.

It tells you the builder walked through it. That's it. Builders aren't trained to find moisture intrusion behind drywall, undersized attic insulation, or a roof flashing detail that'll leak in three years. They're checking their own work, on their own schedule, with zero incentive to flag anything that costs them money to fix.

That's not an inspection. That's a liability check dressed up as one, and it's why so many new construction homeowners get blindsided right before their warranty expires.

Most home inspectors walk through a property with their eyes. We walk through with a thermal camera too. 🔍

Thermal imaging detects what no one can see: hidden moisture behind walls, heat escaping through insulation gaps, electrical hotspots before they become fires, and more.

In Newfoundland's wet, cold climate, these invisible problems are everywhere. And they're expensive if you miss them.

Here are 4 things thermal imaging catches that a standard visual inspection can't:

1. Hidden moisture intrusion behind walls and ceilings
2. Heat loss through insulation gaps and air leaks
3. Electrical hotspots that signal overloaded circuits
4. Cold air infiltration around windows, doors, and foundations

Every Republic Inspections home inspection includes thermal imaging at no extra cost. Many competitors charge it as an add-on. We include it because Newfoundland homes demand it.

Most people think a home inspection is only for buyers. 🏠

Sellers need one too — and getting it first can be the difference between a smooth sale and a deal that falls apart at the worst moment.

Here's the breakdown:

**Pre-Listing Inspection (Sellers)**
You order this BEFORE you list. A certified inspector walks through your home, finds the issues, and gives you a same-day report. You fix what matters, price with confidence, and walk into negotiations with zero surprises.

**Pre-Purchase Inspection (Buyers)**
You order this AFTER your offer is accepted. Your inspector uncovers hidden defects, moisture problems, and safety concerns — so you know exactly what you're buying before you close.

Both inspections include thermal imaging and moisture detection. Both come with a same-day detailed report. The difference is timing — and who's protected.

Not sure which one you need? We serve buyers and sellers across Newfoundland & Labrador, including St. John's and the Avalon Peninsula.

Ever walk into a house and think, “Well… that’s one way to do it”? 😅

Today’s find: an electric baseboard heater installed upside down… and placed directly under an electrical outlet. Because apparently we’re going for the “heat rises… and so does the risk” design concept 🔥⚡️

Not only is the heater working against gravity, but it’s also giving that outlet a front-row seat to the hottest show in town. Definitely not how these are meant to be installed—and a good reminder that electrical + heat = something you want done right.

Moral of the story: If your heater looks like it’s doing a handstand under an outlet… it might be time to call a professional 😄

⚠️ Dryer Vent Safety Tip

This dryer vent was found completely blocked with lint during a recent home inspection. When lint builds up inside a dryer vent, it can restrict airflow and significantly increase the risk of a dryer fire.

Regular cleaning of the dryer vent and exhaust duct is an important part of home maintenance and can help protect your home and family.

At Republic Inspections, we look for safety concerns like this during our inspections so homeowners and buyers can address issues before they become serious problems.
