He deserves props for his exceptional shots and willingness to work with my chaos.

To be fair I kind of hoodwinked him into the last bit but here we are.

Behind the scenes there’s like a lot of fights with blinds, reflections, and me going on about my shoes, THE song, and ‘this other angle idea I had’.

As with most things - timing is everything.

For real estate, calculated timing is really all about whether you’re ahead of the market or playing catch up.

Are you the one with the competitive edge or is it someone else?

Take for example spring market in the area - the demand picks up early February. Supply tends to lag a couple months.

We all know our landscaping shows better in May.

Seller A lists in March - his grass isn’t green yet. Actually this year it’s still covered in snow BUT I DIGRESS.

One of few available options, seller A sells easily for asking price: ahead of the market. Opportunity seized.

Seller B lists in May - his grass shows fantastically.

So do the lawns of sellers C, D, and E and F across the street.

Now buyers can be choosy.
And they know it.
Price needs to give to win.
Seller B is playing market catch up with all the rest.

Calculated timing can be a fantastic opportunity for you to have a competitive edge as a buyer OR seller in the real estate market.

And winning in THIS market is a lot less about interest rates and a lot more about supply and demand than most people realize.

I’ve been a local to Spruce Grove for 25 years this year. 🫢 I do feel… uh, uncomfortably “mature”, acknowledging that time frame.

I remember moving here from BC with my family and it doesn’t feeeeel like 25 years ?!

Explaining the ins & outs of the different neighborhoods of Edmonton, each of the surrounding counties, and the cities and towns within them is actually so much fun. 😂

Like if you were to explain the difference between St. Albert vs Stony Plain, or Parkland County vs Leduc County, or Uplands vs Riverdale - what would you be saying? 🤔

There’s specific feel and value unique to each area, and it’s a treat to help new Albertans find THEIR perfect place to call home.

But me, I’m partial to Spruce.
There’s honestly no where like it that is equal for raising a family, or for community heart.

Forever, I’ll have the West Coast in my bones. 🤍

But Spruce Grove is home. ✌️
