Think a brand-new home is perfectly flawless? Think again!
Many homebuyers assume that "new construction" means "zero problems". But even the most beautiful new builds can have hidden defects tucked away behind that fresh coat of paint and clean finishes.
Municipal code inspectors check for basic safety standards, but they don't look at everything. A dedicated, third-party home inspector works for you to find what got missed before you close.
Here are a few common issues we routinely catch on new build inspections:
Structural slip-ups: Trusses modified without engineering approval or missing structural hangers.
HVAC and insulation issues: Incorrectly installed attic insulation or unsealed ductwork that sends your energy bills skyrocketing.
Plumbing surprises: Loose connections hidden beneath sinks, backwards valves, or completely forgotten lines.
Roofing shortcuts: Missing flashing, poor shingle alignment, or improper gutter slopes.
The takeaway: A final walkthrough with your builder is not a substitute for a professional home inspection. Catch these issues while the builder is still legally and financially responsible for fixing them.

Thinking of making a move this summer? Buyers finally have some breathing room to negotiate, while sellers need to be highly strategic with pricing.
The June 2026 Greater Edmonton Area real estate market experienced an increase of inventory, driving total active listings up by 22.2% year-over-year to a total of 8,072 homes. This increase in choices pulled the average residential selling price back slightly to $483,600 (down 1.6% from May’s peak, but still up 4.1% compared to June 2025).

Detached Homes Average Price: $604,744 (Up 2.6% from April 2026, up 4.8% from May 2025) Sales: Increased 6.4% month-over-month, but down 8.1% year-over-year
New Listings: Surged 19.5% month-over-month and up 2.9% from last year

Semi-Detached Homes Average Price: $433,478 (Up 2.3% from April 2026, down 1.5% from May 2025)Sales: Up 5.3% month-over-month and up 4.2% year-over-year New Listings: Up 11.1% month-over-month and up 22.8% year-over-year

Row & Townhomes Average Price: $309,554 (Down 1.2% from April 2026, up 0.9% from May 2025) Sales: Down 10.8% month-over-month and down 34.7% year-over-year New Listings: Up 6.4% month-over-month and up 3.8% year-over-year

Apartment Condominiums Average Price: $206,282 (Down 8.7% from April 2026, down 3.7% from May 2025)Sales: Up 2.2% month-over-month, but down 21.6% year-over-yearNew Listings: Up 11.4% month-over-month, down 7.5% year-over-year

Buyers need higher incomes despite falling mortgage rates.
Higher home prices are outpacing the slight rate relief.
Required qualification income rose in 10 of 13 major markets.
Strict federal stress tests require qualifying at 6.39% interest.
📈 The Biggest Market Shifts
Halifax: Required income jumped $2,270 to $123,120.
Halifax: Average home prices spiked by $13,100.
Calgary: Required income rose $500 to $122,100.
Calgary: Average home prices increased by $4,200.
Vancouver: Required income hit $224,000 (up $400).
Vancouver: Average home price grew to $1,104,30

Edmonton City Council has voted to lower the maximum building height for new housing in the city's Small Scale Residential (RS) zone to 9.5 metres, down from 10.5 metres. 🏗️
The change is a compromise aimed at reducing the impact of large infill developments on neighbors in mature communities.
📝 What You Need to Know:
The New Limit: Building walls are now capped at 9.5 metres high.
Pitched Roofs: Can still reach 10.5 metres at the peak, as long as the side walls meet the lower limit.
Effective Date: The new rules take effect on August 1, 2026.
Supporters say this balances the need for housing growth with neighborhood character. Critics worry it doesn't go far enough to stop big builds, while developers argue it limits housing options.
