What does this mean for you as a homeowner? Hopefully some ease in knowing a eight Plex with little to no parking will go beside you.
I would like to see empty lots including the Northlands grounds and Blatchford be filled up before other areas are further compromised.

Here is what went down in the Greater Edmonton Area in September.
📉 Sales cooled down: A total of 1,959 residential properties sold, marking an 8.8% drop from August and a 10.3% dip compared to September of last year.
🏠 Inventory is climbing: Buyers have more breathing room! 3,864 new listings hit the market—up 7.2% month-over-month and an 11.3% jump from last year. Overall inventory sits 16.7% higher than this time last year.
💰 Prices hold steady: The average residential sales price settled at $466,080. While that is a slight 0.8% softening from August, prices are still up 2.9% year-over-year.
The acute inventory crunch is easing. With more selection and less frenetic competition, fall might be your sweet spot to make a move.

🏡 The Bank of Canada is holding interest rates steady at 2.25% for the seventh consecutive time, effective immediately
Here is the quick breakdown of where the market stands right now: Rate Certainty: The BoC benchmark rate stays at 2.25%. 📌Economic Uncertainty: Ongoing trade wars and volatile oil prices are creating a mixed economic outlook. 📈What’s Next? Economists are split. Some predict rate hikes are pushed out until Spring 2027, while others suggest we might even see a rate cut by the end of 2026.

🗓️Market Outlook: A new RBC report highlights that the national housing market is slowly improving, driven by better affordability and stable job growth. The Bank of Canada's next critical decision dates are October 28 and December 9. Whether you are looking to buy, sell, or refinance, staying ahead of these dates is key to maximizing your investment.

This is a great opportunity to voice your concerns on infill and what is going on on our mature neighborhoods. Taking care of the 2% instead of the 98% is not the way our city should be run.

Think a brand-new home is perfectly flawless? Think again!
Many homebuyers assume that "new construction" means "zero problems". But even the most beautiful new builds can have hidden defects tucked away behind that fresh coat of paint and clean finishes.
Municipal code inspectors check for basic safety standards, but they don't look at everything. A dedicated, third-party home inspector works for you to find what got missed before you close.
Here are a few common issues we routinely catch on new build inspections:
Structural slip-ups: Trusses modified without engineering approval or missing structural hangers.
HVAC and insulation issues: Incorrectly installed attic insulation or unsealed ductwork that sends your energy bills skyrocketing.
Plumbing surprises: Loose connections hidden beneath sinks, backwards valves, or completely forgotten lines.
Roofing shortcuts: Missing flashing, poor shingle alignment, or improper gutter slopes.
The takeaway: A final walkthrough with your builder is not a substitute for a professional home inspection. Catch these issues while the builder is still legally and financially responsible for fixing them.

Thinking of making a move this summer? Buyers finally have some breathing room to negotiate, while sellers need to be highly strategic with pricing.
The June 2026 Greater Edmonton Area real estate market experienced an increase of inventory, driving total active listings up by 22.2% year-over-year to a total of 8,072 homes. This increase in choices pulled the average residential selling price back slightly to $483,600 (down 1.6% from May’s peak, but still up 4.1% compared to June 2025).
