📊 April 2026 GTA Market Update

The Greater Toronto Area housing market showed signs of tightening this April, with home sales increasing while new listings declined year-over-year.

According to Toronto Regional Real Estate Board:

• 5,946 homes sold in April 2026 (+7% YoY)
• New listings decreased by 9.3% YoY to 17,097
• Average price: $1,051,969 (-4.9% YoY)
• MLS® HPI benchmark: down 6.6% YoY

While selling prices remain lower compared to last year, buyers continue to benefit from greater choice and negotiating power. However, with sales increasing at a faster pace than new listings month-over-month, competition is beginning to build in certain segments of the market.

Additionally, there remains significant pent-up demand, which could further impact market conditions as confidence improves.
