Leading sales hubs included Stonebridge, Brighton, and Hampton Village, while Form 917 offer presentations maintained an 88.9% success rate with over-asking premiums reaching up to $125,100.

When you see 117 properties sold in Saskatoon this past week, those numbers represent offers written in late July that officially cleared financing and home inspection conditions between August 3 and August 10.

Here is a look at what cleared condition status this past week:

📈 117 Total Properties Completed (Up from 96 during the week of the long weekend)
💰 $448,977 Average Sale Price (Detached homes averaged $550,846)
⚡ 25 Days on Market average prior to condition removal
🔥 94.7% Success Rate on Form 917 offer dates (18 of 19 sold at or above list price!)

Top neighborhoods included Stonebridge (11 sales) and Brighton (10 sales), with over-asking premiums reaching up to $73,600!

If you're wondering which parts of the city saw the most buyer activity between July 21 – July 27, west-side family neighborhoods took the lead.

Here is the breakdown for last week’s top-performing areas:

🏆 Hampton Village (Top Volume): 11 sales | Avg $404,289 | 24 Avg DOM
🌳 Stonebridge: 9 sales | Avg $480,822 | 16 Avg DOM
✨ Brighton: 8 sales | Avg $513,888 | 36 Avg DOM
🌿 Evergreen: 7 sales | Avg $491,314 | 17 Avg DOM
🚗 Martensville: 6 sales | Avg $522,317 | 16 Avg DOM

Did you know that each week I blog about what is happening in the Saskatoon and area real estate market? Each week I analyze the sales activity and provide you with details on what happened.

We continue to have a very competitive market heavily favoring the sellers and this week one of my buyers saw first hand just how competitive. My buyer was one of 20 who offered on the home that went 127,100 over asking price. Sadly, he was not the buyer who was selected. The home was listed at $479,900 and sold for cash no conditions @ $607,000. This has been our 4 attempt at securing a home for my client and I really thought we had it this time. :( The listing agent did appreciate our strong offer and indicated it was close but it's pretty hard to compete with cash!

Ever wonder why it feels like absolutely nobody is selling their house in Saskatoon right now?

If you’re out there trying to buy, I know how frustrating it is. The listings page is basically a ghost town. We’re sitting at just 1.1 months of inventory, which means there are only about 560 truly active houses for sale in the entire city. That squeeze is exactly why our benchmark price just hit a new record of $444,400.

So, where did all the houses go? It really comes down to a quiet trap created by everyday mortgage math:

The "Upgrade Gap": A lot of people locked into those crazy low 2.44% rates back in 2021. Those terms are expiring now, and even though they have to face higher rates whether they stay or move, upgrading to a bigger home means moving today's high rates onto a much larger loan. The monthly payment jump is just too steep, so families are staying put.

The 7% Stress Test: Back in 2021, qualifying for a mortgage was easier. Today, because banks test you at your "contract rate plus 2%", you have to prove you can handle a 6.5% to 7% payment. Toss in higher grocery bills and credit card debt, and a lot of families simply don't qualify to move anymore. Signing the bank's straight renewal paperwork is just the path of least resistance.

I track our local data every single week, and the ripple effect of this inventory freeze is wild. Just look at the stats from my chart below:

👉 59.41% of all June sales closed at or over asking.
👉 72.15% of homes in the $500k–$600k range sold over asking in the last 30 days.
👉 83.33% of homes in the $800k–$900k bracket went over asking.
👉 43.54% of listings are using a formal presentation of offers date just to handle the crowd.

One quick heads-up if you are thinking of selling: Don't assume this market is an automatic slam dunk. Because buyers are stretched to their absolute limits financially, we are seeing a massive spike in deals crashing. I’m frequently seeing it take 2 or 3 accepted offers before a house actually makes it safely across the finish line.
