I posted this earlier this month but feel it’s much needed to repost..be smart people

Sometimes FLUFFY isn’t the best choice 😀Buying a home isn’t just about falling in love with what you see today—it’s about understanding the VALUE behind what you’re buying.
One of the biggest mistakes I see buyers make is focusing only on homes that are completely renovated because they look perfect on HGTV or social media. Beautiful kitchens, trendy finishes, and designer décor are nice, but remember… you’re paying today’s premium for someone else’s updates.
Sometimes the best investment isn’t the “Instagram home.” It’s the solid home with great bones, a desirable location, a functional layout, and major mechanical updates already completed. Those cosmetic changes can often be done over time, allowing you to build equity instead of paying top dollar upfront.
A home with a newer roof, windows, furnace, foundation, or quality construction may offer far greater long-term value than one that’s simply been given a fresh coat of paint and staged beautifully.
