Today marks 4 years of Cote Paralegal Services!

When I started this business in Hamilton four years ago, I could not have imagined where the journey would take me. Since moving to St. Catharines, I have been fortunate to continue growing my practice, serving clients throughout Niagara and across Ontario.

Over the years, I have had the privilege of helping countless clients navigate legal matters that are often stressful, emotional, and important to them. Along the way, I have built meaningful professional relationships, formed lasting friendships, and become part of an incredible business community.

I am incredibly grateful for the opportunities that have come my way and for the trust my clients place in me every day. The continued growth of this business would not be possible without the support of my clients, referral partners, colleagues, friends, family, and community.

This past year has brought exciting growth, including expanding my services as a licensed Family Legal Services Provider (FLSP), allowing me to assist clients with additional family law matters within my scope of practice. It is another important step forward for Cote Paralegal Services, and I am excited about the opportunities it creates for both my business and the clients I serve.

Four years in business is something I am incredibly proud of, but I know there is still so much more to come. Thank you to everyone who has supported me, referred a client, collaborated with me, shared a post, or simply cheered me on throughout this journey.

I am looking forward to seeing what year five brings! 🎉🥳👏

Thinking about divorce but unsure where to start? Here’s a simple breakdown of two common types of divorce in Ontario:

🔹 Simple (Uncontested) Divorce
A simple divorce is when only one spouse applies for the divorce and there are no disputes about ending the marriage. This application asks the court only for a divorce (not for decisions about parenting, support, or property).

🔹 Joint Divorce
A joint divorce is when both spouses agree to the divorce and file the application together. This can often make the process smoother since both parties are on the same page.

As a licensed Family Legal Services Provider (FLSP), I can assist with preparing and filing divorce applications, ensuring documents are completed properly, and helping guide you through the court process.

If you need assistance with your divorce application or have questions about the process, contact Cote Paralegal Services today. I’m here to help make the process as stress-free as possible.

📌 LTB FAQ – Ontario Landlords & Tenants

What is the LTB?
The Landlord and Tenant Board resolves disputes under Ontario’s Residential Tenancies Act.

What issues can go to the LTB?
Evictions, rent arrears, maintenance and repairs, illegal rent increases, harassment, and notices.

I received a notice — am I evicted?
No. Most notices require an LTB hearing before an eviction can occur.

Can rent be increased at any time?
No. Rent increases must follow strict rules and proper notice requirements.

What if repairs aren’t being done?
Tenants may file a T6 application when maintenance obligations are not met.

Do I need evidence for a hearing?
Yes. Photos, emails, texts, notices, and logs are critical.

What happens if I miss my hearing?
The Board may issue an order without hearing your side.

Can I get help with an LTB matter?
Yes. A licensed paralegal can assist with applications, evidence, and hearings.

You’ve gone through the hearing and now have your eviction order — so what happens next?

Once an order is issued by the Landlord and Tenant Board, it must be filed with the Sheriff’s Office to be enforced. The Sheriff will then schedule a date to attend the unit and remove the tenant if they haven’t left voluntarily.

I’ve helped many landlords through this process and understand how stressful it can be. From attending the courthouse to coordinating with a locksmith, I can assist and make things easier. Whether you need assistance with all or just part of the process, I can help.

Every situation is different — but having guidance from someone who knows the process makes all the difference.

Need a Document Notarized? We’ve Got You Covered

At Cote Paralegal Services, we provide professional, convenient notary services with flexible options including in-person, and mobile appointments. When you’re prepared, most appointments take less than 15 minutes, making the process quick and seamless.

Before your appointment, here are a few important things to keep in mind:

✔️ Send your document in advance
Please provide a copy of your document ahead of time so it can be reviewed to ensure all required sections are complete. Documents must be fully filled out before your appointment, but do not sign until you are in front of the Notary.

✔️ Valid photo identification is required
All individuals signing must bring government-issued photo ID. This is essential for verifying identity before any document can be notarized.

✔️ All parties must be present
Anyone required to sign the document must be present at the time of the appointment.

✔️ Witnesses may be needed
Some documents require witnesses. In many cases, you will need to bring your own witnesses, so it’s always best to confirm in advance.

✔️ Understanding the role of a Notary Public
A Notary Public does not provide legal advice or review the contents of your document for accuracy—we are there to verify identity and witness the signing.

✔️ Simple and flexible payment options
Payment can be made by e-transfer, cash, debit, or credit for your convenience.

The goal is to make the notarization process as smooth and stress-free as possible while ensuring everything is completed properly the first time.

The biggest mistake people make before filing with the LTB…

Most people think filing with the Landlord and Tenant Board is just about filling out a form and hitting submit.

The truth? Filing the wrong application, or filing it the wrong way, can cost you time, money, and stress.

Common mistakes include:
• Choosing the wrong form for your situation
• Missing required details or evidence
• Not serving documents properly
• Filing before the legal requirements are met

Don’t risk delays or having your case dismissed! The process matters just as much as the problem.

Get it right the first time.
