This one was a little extra special. 🥹 J originally reached out to me through my website and mentioned that she was referred by an old elementary school friend of mine.

The friend was a year older, and over the years, we naturally drifted apart (especially after I transferred midway through high school) But she remembered me as someone who was always kind and friendly, and after seeing my socials, she thought of me when her best friend (J) was ready to explore the market (🥹🥹🥹)

You really never know where life will bring people back into your path! Always be good to people and take good care of everyone.

We started out looking at 1 bed + den homes around Vancouver, buildings without A/C. Then we realized… more bang for your buck!!Why not look at newer buildings with 2 bedrooms and A/C instead? Then… we found this one by surprise❗️

A much newer building, panoramic views, A/C, and a unique layout that ended up working perfectly for J (plenty of space for all her plants. 🪴🌿) It wasn’t necessarily what we thought we were looking for at the beginning, but it turned out to be exactly what she needed. Happy for you, J! 🏡❤️

This one was a special one!

It all started with a simple, “Hmm… they have an open house. I guess we could go check it out?…”

It had just been listed, and I sent it to my client right away as it fits within their criteria. Honestly, I didn’t think much of it, I was simply curious to see what it was like in person.

But the moment we walked through, both my clients and I had that feeling… this might be the one.

This one was definitely not an easy deal. It was a well-kept home in a great location, and we had tons of showings, ultimately receiving 5 offers. 4 of those offers came in well below where the value should have been. Some compared this home to units facing the busy main road (with skytrain) while this unit faces the quiet inner side of the building.

With every offer, I went back to the Realtor and encouraged them to review the comparables with their clients. I also provided in-depth analysis to demonstrate where the true value of this home should be. I studied all the similar criteria listing, reviewed their floor plan, and printed them out at the open house just in case if people asked.

💪 Don’t settle for less.

The right strategy, strong market knowledge, and proper negotiation can make all the difference.
