Nobody tells you this BEFORE you buy your first home…
You finally get the keys. 🔑
You think the hard part is over.
It’s not.
Here are 10 things I learned after buying my first home - and #7 is something I wish every first-time buyer knew BEFORE making an offer.
1️⃣ Your mortgage payment is NOT your true monthly cost.
Taxes, insurance, utilities, maintenance, and repairs can add up fast.
2️⃣ Something will eventually break. 🔧
Homeownership means becoming the person who gets excited about knowing where the shut-off valve is. 😂
3️⃣ The “perfect” house doesn’t exist.
Location, layout, price, condition — you’ll probably have to compromise somewhere.
4️⃣ Don’t put every dollar into your down payment.
Having cash left after closing can be just as important as getting the keys.
5️⃣ The house you qualify for isn’t necessarily the house you can comfortably afford.
Your lender tells you what you can borrow. Your lifestyle tells you what you should borrow.
6️⃣ Closing day isn’t the end of the expenses.
There are moving costs, legal fees, adjustments, furniture, repairs and all the little things you didn’t budget for.
7️⃣ Your first home does NOT have to be your forever home. 🏡
Stop waiting for the “dream home.” Your first home can simply be your first step.
8️⃣ Location beats pretty finishes.
You can renovate a kitchen. You can’t renovate the neighbourhood.
9️⃣ A home inspection can reveal what a pretty staging job hides.
Look beyond the furniture and fresh paint.
🔟 Buying the maximum you qualify for can be a BIG mistake.
The goal isn’t to own the most expensive house you can afford on paper.

The goal is to enjoy the life you have after you buy it.

Make the space feel bigger and allow buyers to picture themselves living there.
2️⃣ Fix the Small Things 🔧
Loose handles, dripping faucets, damaged walls, burnt-out bulbs and other little issues can make buyers wonder what else has been neglected.
3️⃣ Deep Clean ✨
A spotless home feels better maintained and more move-in ready.
4️⃣ Boost Curb Appeal 🌿
Your front entrance is the buyer’s first impression. Make it count!
5️⃣ Stage & Present It Properly 📸
Furniture placement, lighting and professional photography can make a BIG difference in how buyers perceive your home online and during showings.

Before spending thousands on renovations, find out what actually makes sense for YOUR home and your neighbourhood.
The goal isn’t to spend the most money preparing your home.
