“SORRY FOR THE MESS…”!

One of the hardest parts of my job has nothing to do with pricing, negotiations, inspections, or market conditions.
It’s walking into someone’s home for a free evaluation and immediately seeing the embarrassment on their face before I’ve even said a word.
The apologies.
The nervousness.
The shame.
“I’m sorry for the mess.”
“We didn’t have time to clean.”
“I know it’s bad…”
And I wish more people understood this:
Please don’t feel ashamed.
Life happens.
People are raising children while working full time.
Some are caring for aging parents.
Some are grieving.
Some are overwhelmed.
Some are struggling physically, emotionally, financially… or simply trying to keep their heads above water.
A messy home does not tell me you are lazy.
It does not make me think less of you.
And it certainly does not define your worth.
I don’t walk into homes judging people.
I walk into homes understanding that real life is happening inside them.
Some of the kindest, hardest-working, most genuine people I’ve ever met have apologized to me while standing in homes filled with laundry, boxes, toys, paperwork, or years of accumulated life.
Please know this:
You do not need a perfect home to ask questions about selling.
You do not need to “have it all together” before reaching out to a real estate broker.
And you do not need to feel embarrassed asking for help or guidance.
Sometimes people just need someone to meet them with understanding instead of judgment.
And I promise you, I do.

Happy Mother’s Day to all the incredible moms, stepmoms, foster moms, grandmothers, like-moms, and every woman who helps shape a child’s life with love, patience, guidance, and sacrifice.
Today is about recognizing the women who show up day after day, often quietly and without recognition, giving so much of themselves to the people they love.

As a mother and now a grandmother, I have an even deeper appreciation for just how powerful that love truly is.
Wishing you all a beautiful day filled with love, appreciation, and special moments with the people who matter most.

HOW DO YOU KNOW IF YOU’RE CHOOSING THE RIGHT REAL ESTATE BROKER?
A lot of people think it’s the broker who gives the highest evaluation.
I don’t think it’s that simple.
I’ve been doing this for over 20 years and I’ll be very honest with you.
I’ve gone on listing appointments, given a price, not been chosen… and watched the property sell higher with another broker.
And I’ve also been chosen because my evaluation was higher than someone else’s… and still managed to exceed that price.
So what does that tell you?
Choosing a broker based on a number alone is risky.
Because a price is not a promise. It’s a strategy.
And sometimes, the number we want to hear and the number the market is willing to respond to are two very different things.
Two brokers can give you the exact same number and have completely different approaches behind it.

One will know how to position your property, how to create interest, how to manage the activity, and how to guide you through every step.

The other might just put it on the market and hope it sticks.
That’s the difference.

The better question isn’t “what price do you think I can get?”
It’s “how are you going to get me there?”

This is not an exact science. No one gets it right 100 percent of the time.

But experience matters. Judgment matters. And honesty matters.
You want someone who will tell you the truth, even when it’s not the easiest conversation.

At the end of the day, you’re not choosing a number.

You’re choosing the person who is going to guide you through one of the biggest financial decisions you’ll make.

Make sure you’re choosing based on more than just a price.

I almost didn’t write this.
Because it’s not what most brokers will tell you.

Right now, I’m speaking to the sellers who are hesitating.

Waiting for things to feel more stable.
Waiting for the “right moment.”
I understand that.

But here’s what I’m seeing behind the scenes.

The homes that are selling well right now
are not the ones waiting.

They’re the ones entering the market with a plan
while others are still unsure.

Uncertainty doesn’t stop buyers.
It just reduces competition.

And that can work in your favour.

If selling has crossed your mind, even once,
don’t wait for the market to feel clear.
Clarity comes from strategy, not timing.
