The Bank of Canada has reduced its policy rate by 25 basis points to 4.5%. Economic growth in Canada is picking up slightly, but inflation remains above target. Despite weak household spending and signs of slack in the labor market, GDP growth is expected to improve in the latter half of 2024 and into 2025. CPI inflation moderated to 2.7% in June, with broader price pressures easing. The Bank remains committed to restoring price stability. Next rate announcement is on September 4, 2024.

For sellers, lower interest rates could boost demand, leading to quicker sales and potentially higher offers. For buyers, cheaper borrowing costs mean more affordable mortgages, increasing purchasing power.

Will this really happen? It depends on various factors, including economic conditions, changes in buyer behavior, and how the housing market responds to the rate cut. We'll just have to wait and see.

The Ford government’s latest housing bill has passed its third and final reading at Queen’s Park and is set to become law before the end of the week.

Bill 185, also known as the Cutting Red Tape to Build More Homes Act, will streamline approvals to increase housing and infrastructure across the province. This includes reducing unnecessary regulatory delays, modernizing zoning laws, exploring new financing models to support infrastructure, updates to management of development charges, and supporting innovative home construction methods.
