Matthew Prior - GTHA Real Estate

Matthew Prior - GTHA Real Estate I have had an interest in buildings and architecture since childhood. Here, I honed professional skills in customer service, marketing and negotiation.

This passion led me to pursue a degree in Community Design at Dalhousie University, and subsequently, a career in real estate. My years in commercial real estate with an international brokerage entailed a strong focus on the bottom line. Transitioning to residential real estate was a natural step, as I enjoy the more personal connection with clients and my community. Having experienced numerous mo

ves throughout my own life, I’m comfortable with helping guide & support others through the process. I was born on the West coast and schooled on the East coast, but Halton has been my home for over 30 years. Oakville, Burlington Waterdown & Dundas are my communities, where I work, volunteer, and dabble in some social golf. My wonderful wife Alicia and I currently reside in the Shoreacres neighbourhood of South Burlington, with our two children Finn & Kylie. If you ever see us out on a walk or at the local parks, don’t hesitate to stop and say “hey,” although the kids might beat you to it.

🏡 **The Hidden Costs of Buying a Home No One Talks About**

Buying a home is about more than just the down payment. There are a few expenses that can catch buyers off guard if they aren't prepared.

💰 Closing costs (legal fees, land transfer tax, title insurance)
🔑 Home inspection fees
📦 Moving expenses and packing supplies
🛋️ New furniture or appliances
🛠️ Small repairs and maintenance after you move in
🏠 Utility setup and service transfers
🌿 Lawn care, snow removal, or condo fees

Planning ahead for these costs can make your move much less stressful and help you avoid surprises after you get the keys.

Thinking about buying a home? A little preparation goes a long way—and knowing the full picture can save you money in the long run.

🏡 Market Value vs. Assessed Value: What's the Difference?

These two numbers are often confused—but they serve very different purposes.

💰 Market Value
This is what a buyer is willing to pay for your home in today's market. It changes based on factors like location, condition, demand, recent sales, and current market conditions.

📋 Assessed Value
This is the value assigned to your home for **property tax purposes**. In Ontario, it's determined by the Municipal Property Assessment Corporation (MPAC) and is **not** the same as what your home would sell for.

The bottom line? A home's assessed value doesn't determine its selling price. Market value is driven by what buyers are willing to pay—not by your property tax assessment.

Thinking about buying or selling and wondering what your home is actually worth? Send me a message—I'd be happy to help.
