Navigating tenancy end-dates in Ontario can be confusing for both landlords and tenants. Here is what you need to know about N12 and N9 notices:

N12 Notice (Landlord's Notice): Issued by a landlord when they, a family member, or a purchaser require the rental unit for personal residential use. It requires at least 60 days' notice and proper compensation.

N9 Notice (Tenant's Notice): Used by a tenant to formally notify the landlord of their intention to move out. (Note: If a tenant receives an N12, they can use an N9 to give as little as 10 days' notice to move out earlier!)

Whether you're issuing or responding to a notice, ensuring legal compliance is crucial to avoid costly Landlord and Tenant Board (LTB) disputes.

Sometimes the Knot Isn't the Problem... It's How We Try to Untie It.

A tiny knot in a necklace can consume minutes—even hours—of frustration.

Many of us instinctively try to pull it apart with our fingers or fingernails. The harder we pull, the tighter the knot often becomes. We become frustrated, impatient, and sometimes even damage the chain.

Yet the solution is surprisingly simple.

Using a small pin or another pointed tool allows you to gently loosen the knot, creating just enough space for it to unravel. Less force. Less frustration. Better results.

Conflict often works exactly the same way.

Whether it's in the workplace, a family, a business partnership, or between neighbours, people often continue pulling harder on their own positions. Conversations become tense. Assumptions grow. Relationships suffer. The issue remains tied in a tighter knot.

Mediation introduces a different approach.

Rather than applying the wrong approach, mediation provides the right process, the right questions, and a neutral facilitator who helps create the space needed for understanding. Through respectful dialogue, active listening, and collaborative problem-solving, parties can begin to loosen the conflict—one conversation at a time.

Just as a simple pin can untangle a delicate chain, constructive dialogue and mediation can untangle even complex disputes.

The goal isn't to pull harder. It's to use a better method.

Yesterday's Paralegal Townhall was an experience I will genuinely cherish. Nestled at the Inn Conference Centre among a room full of attendees, participants, speakers, organizers and sponsors, it was exceptionally a well organized event!

It was both an honour and a privilege to serve be a panelist alongside two exceptional ADR professionals, Helen Lightstone LL.M., C. Med., Q. Arb., P1 and Jennifer Priestley, as we discussed how Alternative Dispute Resolution can expand and strengthen a paralegal's practice.

Beyond being given such a tremendous opportunity to share my own journey, what made the session especially rewarding was learning from my co-panelists and engaging with a room full of practitioners—both those just beginning their careers and those with years of experience. The thoughtful questions, meaningful discussions, and enthusiasm throughout the room were a wonderful reminder of the strength and collegiality within our profession.

A special thank you to our moderator, Karl Marshall, whose energy, professionalism, and enthusiasm guided the discussion with ease and laughter. His engaging style created an environment where each of us could share our experiences while encouraging participation from the audience.

We were truly humbled by the many kind compliments received following the session. Knowing that our discussion provided practical insights, inspiration, and encouragement to so many attendees made the experience even more meaningful.

On behalf of our panel, I would like to extend our sincere gratitude to the organizers, Justin D Rochester and John Paul Rodrigues of the Paralegal Townhall for selecting us to participate and for entrusting us with the opportunity to share our experiences.
