The part we pay attention to isn’t the compliment.

It’s what buyers do next.

Do they come back for another showing?

Do several unrelated buyers hesitate over the same thing?

Do they like the home, then choose another one?

Those patterns can tell us far more than hearing that someone loved the kitchen or thought the home showed beautifully.

Because one encouraging comment isn’t enough information to decide what should change.

Repeated buyer behaviour is.

Sometimes the pattern begins pointing toward price.

Sometimes buyers are encountering something in person they didn’t expect.

And sometimes the home is genuinely appealing, but buyers have enough good options that they simply don’t feel pressure to choose yet.

That’s why the goal isn’t to collect compliments.

It’s to understand what buyers are telling us before deciding what, if anything, needs to change.

A seller may start with one obvious question: When should we put the home on the market?

But with a tenanted home, that question can come too early.

There’s the seller’s preferred timing.

There are requirements connected to the tenancy.

And a future buyer may need a different timeline for financing and possession.

Those dates don’t automatically line up.

A possession date that works for one part of the transaction can create pressure somewhere else.

So before deciding when to list, we would want to understand:

What has to happen first?

Which dates are fixed, and which can move?

Where could one decision create pressure later?

With a tenanted home, the better question may not be, “When should we list?”

It may be, “What has to happen before we do?”

That question gets harder when the owner didn’t simply pay for the finished product.

They designed it, managed the project and acted as the contractor.

When you know exactly what went into creating a home, it can be difficult to separate that investment from what the finished property should be worth.

Buyers may appreciate what went into creating the home. But they still have to compare the finished property with the other homes they could buy.

That doesn’t make the time, expertise or money invested in creating it irrelevant.

It means those inputs and market value aren’t automatically the same thing.

With a distinctive property, valuation often means separating two legitimate stories: what it took to create the home, and what today’s market is prepared to recognize in the finished result.

That distinction is where the real valuation work begins.

If you own a custom or distinctive home and have been wondering how the market would actually look at it, that is a conversation we’re always happy to have.

When a buyer can’t get there in person, what actually needs to be seen?

Maybe they’re travelling, relocating, or simply trying to decide whether the property is worth taking the next step for before they can see it themselves.

That’s where a video showing can matter.

It can’t perfectly recreate walking through the home.

But it can help answer the questions that determine whether the buyer is comfortable continuing.

Does the layout make sense once you see how the rooms connect?

Is the street quieter or busier than the photos suggest?

Does the natural light feel different from what you expected?

A remote showing doesn’t always need to create certainty.

Sometimes its job is simply to give the buyer enough useful information to decide whether the home deserves more of their attention.

Because the next good decision doesn’t always require knowing everything.

It requires knowing enough about the things that matter to the decision in front of you.

Four offers. In this market.
Now sold: 1941 Arborlynn Drive.

The market can be slow without every sale being slow. But four offers on one home doesn’t mean the wider market has suddenly changed.

They’re a reason to look closer at the home, its positioning and the work behind the result.

For Arborlynn, that work began with pricing against the alternatives buyers were considering, thoughtful preparation and marketing that helped them see what made this home special.

Then we stayed close to the interest.

We followed up after showings, answered questions and spoke with agents about whether their buyers were ready to write. When the first offer arrived, we contacted the other interested parties so they could make an informed decision about moving forward.

That takes judgment: keeping buyers engaged and maintaining momentum without pushing them away.

Four offers gave our seller choices. Our role was to help her understand what each would mean for her, considering price alongside conditions, dates and the buyer’s ability to proceed.

And our work didn’t stop at acceptance. We also negotiated a backup offer with improved dates, giving her another option while the accepted offer moved through its conditions.

The result: a sale above asking, with terms that suited our seller’s circumstances.

A sold sign tells you the home sold. The decisions behind it tell you how your interests were looked after.

What if the right house doesn’t show up in the one place you’re not willing to leave?

For one family, that became the real question as their child got closer to secondary school.

They knew where they wanted to stay.

So instead of widening the search every time the right detached home didn’t appear, they started asking something different:
What are we actually willing to change?

Maybe the layout.
Maybe the timing.
Maybe even the path to getting there.

But not the location.

Sometimes the clearest housing decision isn’t finding a home that checks every box.

It’s knowing which box you’re no longer willing to trade away.

Buyers were still buying in September. They were just giving fewer homes an easy yes.

North Vancouver continued to lean toward buyers, which gave them something they had been missing for a while:

Room to compare.

That changed how homes were judged.

Buyers still cared about location, layout, condition and natural light. But those strengths had to hold up against what else the same money could buy.

A good layout mattered differently when another home nearby offered more space. Natural light mattered differently when the asking price pushed the home into competition with something newer.

That is where September became more interesting than the headline.

Buyer activity wasn’t the same as buyer conviction.

Buyers were still looking, comparing and writing offers. But they seemed more willing to wait until the whole proposition made sense.

And that proposition was not the same across every property type.

If you’re thinking about selling, the more useful question is not simply:

What is the market doing?

It is:

What will buyers compare your home with, and will your price, preparation and presentation make the choice feel clear?
