Your tenant stopped paying rent… so you ask AI for advice. Seems efficient, right? The problem is that AI can provide general information, but it doesn’t know your exact lease, timeline, documentation, or the details of your specific situation. And in Ontario, those details matter more than you think. 

We’ve seen landlords rely on AI, use the wrong notice, calculate dates incorrectly, or take steps out of order, only to have their case delayed or dismissed entirely. 

The LTB doesn’t accept “I saw it online.” They look at accuracy, procedure, and proper documentation. AI can be a tool. But it’s not your legal strategy, and it’s definitely not your lawyer.

Your tenant can report maintenance issues. They can file a T6 application. But in Ontario, they cannot legally stop paying rent because the fridge broke.

This is one of the biggest misconceptions landlords face. If rent isn’t paid, the arrears remain arrears, and landlords can still serve an N4 and pursue the proper legal process.

That said, landlords still have repair obligations. The key is handling both issues properly at the same time:

✓ Address legitimate maintenance concerns
✓ Document everything
✓ Continue pursuing unpaid rent correctly

Don’t let confusion at the LTB freeze you into doing nothing.

Red flag 🚩 or Green flag ✅? Cash-for-keys agreements aren’t illegal. In fact, they can be a smart solution for both landlords and tenants when handled properly. 💰🏡

The problem starts when landlords pressure tenants, rush the process, or fail to document the agreement correctly. A proper cash-for-keys agreement should clearly outline:

✓ The payment amount
✓ The move-out date
✓ That both parties agreed voluntarily

Done right, it can save months of delays at the LTB. Done wrong, it can create even bigger legal issues. Watch before making that offer.

This catches many landlords off guard. They assume that once the lease ends… the tenant has to leave. That’s not how it works in Ontario. 🇨🇦

A fixed-term lease automatically becomes month-to-month under the same terms. And if you want the tenant to leave? You still need:

– A valid legal reason
– The correct notice
– And, if necessary, an application to the Landlord and Tenant Board

Ending a lease and ending a tenancy are not the same thing.

Landlords default to an N4… Even when the issue has nothing to do with rent.

The Landlord and Tenant Board doesn’t look at what you meant to do. It looks at whether the correct legal notice was used.

And if it wasn’t? Your application can be dismissed — and you’re starting over. Different problems require different notices.

✔ Clear timelines
✔ Structured documentation
✔ Evidence that connects

Not scattered messages with no context. You don’t win by having more evidence. You win by having better evidence.
