If you’re evaluating income properties, you need to understand cap rates. In simple terms, a cap rate tells you how long it'll take to get your money back on an investment. 🧠💰

👉 Toronto examples from the latest CBRE report:

Downtown Office: 6.5–7.5%

Industrial: 5–6%

Multi-Family: 4–5%

Retail: 5–6.5%

📊 Toronto Real Estate – May Market Update

The Toronto Real Estate Board just dropped the May numbers:

🔻 Sales are down 13% (only ~6,200 homes sold!)
💰 Average price: $1.12M (down 4% YoY)
⏱️ Homes are taking about 25 days to sell

If you’re at the 3–4 week mark with no offers, it might be time to rethink that price 👀

🧠 What’s going on? It’s all about consumer confidence. Between elections, tariffs, and general uncertainty, buyers and sellers are both hesitating.

BUT—we saw more action in May than April, and I’m calling it now: summer’s going to be busier than usual, with a real rebound likely in September.
