☀️ December is warming up!

The Bank of Canada has just announced a cut to the key interest rate, bringing it down to 3.25%. This marks the second consecutive half-point reduction, offering relief to Canadians navigating the current economic climate.

Effective December 15, 2024 ⤵️

At the same time, the government is introducing historic mortgage reforms aimed at improving housing affordability:

1️⃣ Raising the insured mortgage price cap:
• The cap will increase from $1 million to $1.5 million
• This adjustment reflects today’s housing market realities, making it possible for more Canadians to qualify for a mortgage with a down payment below 20%.

2️⃣ Expanding 30-year mortgage amortizations:
• All first-time homebuyers and buyers of new builds will be eligible for 30-year amortizations.
• This measure will reduce monthly mortgage costs and incentivize new housing construction, a crucial step toward addressing Canada’s ongoing housing shortage.

These changes build on previous efforts, including the Budget 2024 initiative (introduced in August), which first allowed 30-year amortizations for first-time buyers of new builds.

With these reforms and the interest rate cut, we’re seeing a pivotal moment for the Canadian housing market—a balanced approach aimed at affordability and increasing supply.
