📉 Falling Inventory, But Where Are the Buyers? The GTA fall market is off to a slow start, and September‘s numbers tell the story.

📊 GTA Numbers:
➡️ Home Sold: 5,040 — down 9% YoY
➡️ New listings: 16,500 — down 14.4% YoY
➡️ Average price: $1,006,409 — down 5.1% YoY
➡️ HPI Benchmark: -4.7% YoY

Here’s what’s interesting: Sales are falling, but listings are falling even faster.

Both buyers and sellers are stepping back, keeping inventory from piling up and preventing a sharper price correction.

Buyer confidence and demand are still missing. For now, buyers continue to have the upper hand, especially in the condo market.

23+ years of friendship, 7 growing families, and one unforgettable week off the grid.

5 years married….that’s a mortgage term! 😂 And I’m definitely ready to renew. ❤️

There’s still so much for me to learn as a husband and a father. I’m nowhere near perfect, but I’m so grateful for your patience, love, and for continuing to grow through life with me.

This year was a big one. We completed a major renovation, consolidated our properties, and finally settled into our family home. Through all the changes, chaos, decisions, and everything in between, there’s no one else I’d rather do life with.

And somehow, Year 6 might be our biggest adventure yet… as we become a family of FIVE! 🥹❤️

Happy 5th anniversary, Claire. Here’s to renewing for another term and many more after that. 🥂

Mid-Autumn Festival is kind of like the Chinese version of Thanksgiving, a time for family to come together, share a meal, and eat mooncakes.

The full moon symbolizes reunion and togetherness, and as our little family grows, that meaning feels more special every year. ❤️

August was a quieter month, with buyers taking a bit of a summer pause.

📉 Sales: 5,057 | -2.1% YoY
🏠 New Listings: 12,075 | -14.1% YoY
💰 Average Price: $993,410 | -2.7% YoY
📊 HPI Benchmark: -4.5% YoY

The interesting part? Listings are falling much faster than sales, meaning inventory is tightening compared with last year.

But demand is still the bigger question. Buyers remain cautious, and we’re not seeing enough competition yet to push prices higher.

September kicks off the fall market, when activity normally picks up. If buyers return while inventory stays tight, we could see the market move closer to balance.

September will tell us a lot. 👀

🖤 New asphalt driveway! The whole process took less than 2 hours and cost $3,500 for a double driveway (no gatekeeping 😉).

The process:
• Removed the old asphalt
• Cleaned and compacted the base
• Laid the new asphalt
• Compacted everything again

A few things to watch for:
• Make sure the base is properly prepared and compacted
• Proper grading matters, especially for drainage
• Pay attention to clean, finished edges
• Stay off the new driveway for at least 3 days
• For the first few months, avoid turning the steering wheel while the car is stationary, as it can leave marks

✨Another forever home secured for my buyers!

My clients were ready to upsize into their forever family home, but finding the right one wasn’t easy. We explored different neighbourhoods, compared countless homes, and quickly realized that Markland Woods (also one of my favourite neighbourhoods) was exactly where they belonged.

Along the way, we lost out on a home, watched overpriced listings come and go, and felt the pressure to compromise. Instead of settling, I encouraged them to stay focused on their goals and only pursue homes that were the right fit and offered good value.
