Will the condo market continue to correct?
A recent TD Economics report suggests Vancouver condo prices could continue declining through 2026 before stabilizing in 2027.
The report also notes that Vancouver’s correction may be milder than Toronto’s because Vancouver has more end-user buyers, while Toronto’s condo market has historically relied more on investors. Higher interest rates tend to reduce investor demand and put greater pressure on investor-heavy markets.
For buyers, today’s market offers more selection and negotiating power. Rather than trying to time the bottom, focus on fundamentals like location, layout, building quality, and long-term value.
For sellers, realistic pricing based on recent comparable sales is key. Overpricing can lead to longer days on market and weaker results.
For investors, the focus should be on cash flow and overall carrying costs—not just how much prices have fallen.
