Toronto Housing Market: New Opportunities Amid Recent Shifts
Toronto’s real estate market has experienced a dramatic shift—once recognized as the world’s strongest, it now holds the distinction of being among the weakest. Both Toronto and Vancouver saw home prices, adjusted for inflation, fall around 10%, marking the sharpest declines out of 23 major global cities. Despite prices dropping below their previous peaks, the cost of ownership has hardly eased, and national prices are at their lowest since 2023, largely due to ongoing housing shortages. Having managed significant real estate portfolios both internationally and in Toronto, I’ve seen first-hand how quickly market dynamics can change. In times like these, crafting strategies tailored to your specific needs becomes even more essential for navigating the complexities of buying or selling in our city.

GTA Homebuyer Competition Weakens Further
Mid-Q3 in the Greater Toronto Area revealed a notable shift: only 2% of qualifying neighbourhoods saw homes sell over asking, down from 3% earlier in the quarter. This means buyer competition has softened even further, a trend I’ve closely monitored to help my clients navigate with clarity and confidence. Out of 267 neighbourhoods meeting the criteria, a striking 97% of sales were under asking, and just 1% matched the list price—clear signs that bidding wars were the exception rather than the rule. The difference between single-family homes and condos also continued to narrow: 95% of single-family neighbourhoods and 98% of condo neighbourhoods saw under-asking sales. According to economists, this period is among the quietest in GTA real estate in recent memory, translating to more negotiating power and less pressure for buyers. Of the 4,200 homes sold in Mid-Q3, 79% went below asking, up slightly from 78% earlier in the quarter, as single-family homes aligned with the broader cooling trend. With my experience in diverse markets and focus on tailored strategies, I’m always watching these shifts to ensure clients are positioned for success.

Toronto Buyers Are Combining Condo Units
Toronto’s presale condo market may be challenging, but some boutique projects are still finding their buyers by focusing on the true end users—those who are looking for a home, not just an investment. Near Yorkville and the Annex, I’ve observed a project where about 40% of the suites have sold, with many buyers merging smaller units to create personalized homes averaging roughly $3M before any custom upgrades. In north Toronto, another project responded to changing preferences by reducing its planned unit count to around 500, offering more generous layouts with a mix of spacious two- and three-bedroom suites. Both developments are embracing the needs of downsizers who value luxury and livability, even if it means a slower sales pace than we saw in Toronto’s previous boom. One is moving forward using its own capital despite modest presales, while the other has set its sights on a 2027 construction start, depending on when financing goals are met. As someone who has guided clients through a wide range of market cycles and specializes in tailoring strategies to unique needs, I see these shifts as a clear response to what discerning Toronto buyers are truly seeking.

Greater Toronto Buyers Find Value as Home Prices Adjust
August 2026 brought a noteworthy shift in the Greater Toronto Area market: 79.3% of homes sold below asking price, with a typical discount of 3%. The average sale price settled at $855,000—representing a 1.16% dip from July and a 4.79% decrease from last year. These numbers highlight the importance of tailored negotiation strategies, as outcomes often depend on property type and neighborhood. Drawing on years of experience navigating Toronto’s evolving real estate landscape, I always advocate for informed, data-driven decisions—especially when market conditions require a thoughtful and adaptable approach.

Toronto Condo Closings Reveal Deeper Debt
The recent wave of Toronto condo closings is revealing a deeper layer of household debt that goes beyond what many buyers anticipated. As preconstruction condo values adjust, appraisal gaps are leaving some buyers unexpectedly short on funds when lenders value properties below the original purchase price. I’ve seen firsthand how this can catch even diligent buyers off guard. It’s essential to look beyond just on-time mortgage payments—credit card balances, credit lines, and potential rental income losses often tell a more complete story of financial health. The real question is: what’s actually covering those gaps? Simply paying down credit cards doesn’t solve underlying deficits or rental shortfalls, which can quickly lead to rebuilding debt. In one recent example, a $350,000 interest-only second mortgage at nearly 10% came with upfront charges of about $44,500, pushing first-year costs to around 26% of net cash flow. For anyone navigating these challenging closings, it’s crucial to develop a plan that addresses the household’s full financial picture. Successfully closing on a condo is just one step; ensuring long-term financial stability requires a strategy tailored to each client’s unique situation—a principle I prioritize in my advisory work.
