The GTA resale housing market tightened in May, driven by a 6.3% increase in year-over-year sales and an 18.9% drop in new listings.

As standing inventory continues to get absorbed, competition between buyers has likely increased in some neighbourhoods.

This should see the price trend flatten and ultimately trend upwards in the months ahead.

The March 2026 numbers are in from TRREB: While sales activity is showing a slight uptick compared to last year, average prices have dipped by 6.7% year-over-year.

A notable takeaway is the significant drop in new listings, down nearly 17%. With fewer homes hitting the market and properties staying listed a bit longer, we’re seeing a shift in pace that offers a unique window for both buyers and sellers to strategize.
