On today’s inspection I noticed a mortar joint that had recession at the corner. In the second photo, my moisture meter is in the red zone on the interior drywall. Most homeowners think a vapour barrier is a “set it and forget it” feature. But as you can see on my recent inspection, just having plastic on the ground isn’t enough.
When the vapour barrier isn’t properly installed and sealed, it doesn’t stop moisture it traps it. This can cause mould and structural rot.

Foundations don’t just settle sometimes they scream for help.
On a recent inspection, we found some serious red flags:
• Major Foundation Cracks: Large vertical and small horizontal fractures indicating structural movement.
• Active Seepage: Damp patches and staining from water intrusion.
• Crumbling Concrete: Structural deterioration at the top of the foundation wall.

Cold, snowy inspections are really testing my love for winter lately, Fingers numb, face frozen… but the job still gets done.
Today’s find made it worth it though — the thermal camera caught a clear cold air intrusion on the second floor, letting winter into the home. Exactly why inspections matter, especially in weather like this.
