🍂 We're about to use a dirty word... WINTER. 🥶

We got a little preview of it this past weekend - and whether we like to admit it or not, winter is on its way to Lethbridge! Before the snow sticks around long term, now's a great time to get your home ready for the months ahead.

🏡 Your winter-ready home maintenance checklist:

✔️ Clean your eavestroughs to help prevent blockages and ice buildup.

✔️ Check your furnace and replace the filter before relying on it daily.

✔️ Disconnect outdoor hoses and shut off exterior water lines where applicable to help prevent frozen pipes.

✔️ Seal drafts around windows and doors to keep warm air inside.

✔️ Monitor indoor humidity. Aim for around 30% to 40% in winter, adjusting as needed to prevent condensation and frost buildup on windows during cold snaps.

✔️ Inspect your roof for damaged or missing shingles.

✔️ Put away outdoor furniture, tools and other seasonal items.

✔️ If your property has underground irrigation, winterize your irrigation system before freezing temperatures arrive.

✔️ Ensure your downspouts direct water away from your home's foundation.

✔️ Test smoke and carbon monoxide detectors to make sure they're working properly.

✔️ Check your sump pump. Pour water into the sump pit according to the manufacturer's instructions to confirm the pump activates and drains properly.

Nobody wants their first winter surprise to be a home maintenance problem! A little preparation now can help prevent headaches later.

The Lethbridge market remained steady through September, with sales holding close to last year and inventory levels staying relatively consistent.

• Sales: 158 ⬆️
• Active Listings: 355 ⬆️
• MOI: 2.2 ↔️ (still a sellers market)
• Avg. Price: $424K ⬇️

What this means 👇
September brought a similar level of activity to last year, with 158 sales compared to 155 in September 2025. Inventory was also only slightly higher, while 2.2 months of inventory keeps the market in sellers market territory.

The average price came in lower than last September, giving buyers some additional opportunities while the overall market remains active and well balanced between supply and demand.
