Metro Vancouver composite benchmark: $1,081,900 β€” down 5.6% from last year.

Fraser Valley composite benchmark: $869,900 β€” down 7% from last year.

Sales in Metro Vancouver: 1,869 β€” down 4.6% year over year and 20.7% below the 10-year average.

Fraser Valley new listings: down 15% year over year.

Less inventory coming in. Less sales going out. Prices drifting lower. ⚠️

Here is the part that should make buyers pay attention.

GVR's own chief economist said this directly:

*"Lots of selection, softening prices, and stable mortgage rates are normally considered favourable buying conditions."*

And then added β€” they still are not bringing buyers off the sidelines. πŸ‘€

So what is actually keeping buyers away?

Three things according to the experts:

β†’ Immigration slowdown reducing demand
β†’ Investors sitting out entirely
β†’ Mortgage rates still not low enough to pull the trigger

Surrey or Langley β€” which one should I buy in?

So let me just put it out there honestly.

Surrey is cheaper. Full stop.

Detached homes are about $100,000 less.
Condos are roughly $30,000 less.
Townhouses are close to identical.

If budget is the deciding factor β€” Surrey wins on price. No argument from me.

But here is what that price difference does not tell you. πŸ‘€

Langley Township just ranked number one for economic resilience in all of BC.

North Langley sits right on Highway 1. Burnaby is a straight shot west. Coquitlam via Golden Ears β€” no Port Mann chaos.

Surrey's SkyTrain is already priced in. Langley's terminal station arrives in 2029 and the upside is still sitting there waiting.

Property taxes in Langley are also about $500 less per year than Surrey.

And the lifestyle β€” Fort Langley, the wineries, the farmers markets, the quieter streets β€” that part is real too.

So here is my honest answer when clients ask me:

If you need the lower entry price β€” Surrey makes sense.

If you are thinking longer term β€” commute, investment foundation, transit upside, lifestyle β€” Langley is a genuinely strong case.

They are different decisions. Not the same one at a different price point.
