The purpose of the Land Owner Transparency Registry in BC is to end hidden ownership of land.

If you currently own land through a corporation, trust or partnership, you may be required to file with the registry. The deadline to file for current ownership is November 30, 2022.

Applications may be registered by correcting a defect or by submitting a new application depending in the circumstances of the application and defect.

Today's Term: Duplicate Certificate of Title

Title transactions (transfer of title, registration of mortgages, etc) cannot occur without the return of the duplicate certificate of title to the land title office.

Land may be divided into 2 or more parcels.

Today's Term: Pending Application

Pending applications are registered according to the time and date they are submitted for filing. Pending applications are visible on title searches.

Today's Term: Parcel Identifier (PID)

PIDs are used to identify different parcels of land. You can visit bcassessment.ca or review your tax notice for your properties PID.

Today's Term: Judgment

Registering a Judgment on title to the owing parties property will prevent transfer of title or registration of interests on title until the Judgment is paid and discharged from title.

When a caveat is registered on title, the land title registrar will not allow further dealing with the land (transfers, mortgages, etc.) until the caveat is removed.

Fee simple ownership gives the owner the greatest right to land compared to other forms of interest in land

Today's Term: Inter Alia

Inter Alia charges are common on strata property titles. An example would be a Statutory Right of Way to Telus which is registered Inter Alia on most strata lots on a strata property.
