What if downsizing isn’t about giving something up… but gaining something back?

Many homeowners think downsizing means sacrificing space. In reality, it can mean less maintenance, lower expenses, greater flexibility, and more freedom to focus on the lifestyle you truly want.

In our latest blog, we explore why the most valuable part of downsizing often has nothing to do with square footage. It’s about creating a home that supports the life you want to live.

So you’ve decided to downsize.

Amazing. New chapter. Less maintenance. Less stress. Freedom.
…and then you open the basement.

Why am I storing:
a broken IKEA desk from 2009
three bins of “important cords” to absolutely nothing
half a hockey team’s worth of goalie equipment
and a box labelled “Kyle’s stuff” when Kyle is 34 and owns a house?

Nobody talks about this part of downsizing.
It’s not always YOUR stuff stopping the move.
Sometimes it’s the emotional storage locker you’ve become for everyone else’s lives.
And honestly? A lot of people delay downsizing because they can’t even imagine tackling it all.

Here’s the remedy:
STOP treating it like one giant overwhelming project.

Instead:

✔ Start with one room
✔ Set a “claim it or lose it” deadline for the kids
✔ Ask yourself: “Does this belong in MY next chapter?”
✔ And most importantly… stop believing you have to do it all in one weekend

Downsizing isn’t just about square footage It’s about finally making room for YOUR life again.

And if you’re secretly staring at a basement full of goalie pads, graduation projects, mystery bins and emotional support furniture…You are definitely not alone.

Question:
What’s the weirdest thing your kids still have stored at your house?

06/01/2026

Turns out the weeds in the front walkway had roots dating back to approximately 1890.

The flagstone got evicted & promoted to the backyard fire pit area.

Century home ownership:

One project leaves.
Three more arrive.

DOWNSIZERS: YOU SHOULD PROBABLY SELL FIRST IF…
…what you want exists literally everywhere. 😅

I know.
Not sexy advice.

But if your wishlist looks something like:
✔ condo
✔ bungalow
✔ decent location
✔ lower maintenance
✔ maybe a garage if the universe loves you
…and there are 14 versions of that currently sitting on the market?

SELL FIRST.

And before anybody panics:
No — this decision should NOT happen based on your cousin Brenda’s “market prediction.”

First:
1️⃣ We establish the REAL value of your current home
2️⃣ We complete Market Orientation
3️⃣ THEN we decide strategy

Because if what you want is abundant? Selling first gives you the one thing downsizers desperately need: CLARITY.

No guessing your budget.
No accidentally shopping outside reality.
No carrying two houses while pretending you’re “fine.” (You are not fine. Your eye has started twitching.)

PROS OF SELLING FIRST:
✔ crystal clear numbers
✔ stronger negotiating power
✔ less financial stress
✔ shopping becomes WAY easier
✔ fewer panic decisions

CONS:
✖ you may need temporary housing (if closing dates can't align)
✖ some people feel emotionally weird selling before securing “the dream”

But honestly?
If the market has plenty of options for your next step… selling first is often the calmer, smarter play.

Which is EXACTLY why this is part of my Livin’ the Dream process. Because downsizing shouldn’t feel like a hostage negotiation with your own future.

Thinking about downsizing but not sure where to even START? That’s exactly why I created the Livin’ the Dream process.
Because “buy first vs sell first” isn’t random advice — it’s strategy based on YOUR home, YOUR finances, and what YOUR next chapter actually looks like.

"I’m too busy to think about downsizing right now.”

And just like that… another year goes by living in a house that no longer fits your life.

Too much maintenance.
Too much stuff.
Too many stairs.
Too much stress.

But somehow… still not enough discomfort to actually make a decision.
The truth?

Most people aren’t avoiding the move.
They’re avoiding the emotions attached to the move.

The memories.
The uncertainty.
The fear of making the wrong decision.
The giant mental load of “where do I even start?”

So instead?
We stay “busy.”

Busy becomes the perfect excuse because it sounds responsible. Productive. Reasonable.

Meanwhile the thing we KNOW would create more freedom, less stress, and a better lifestyle keeps getting pushed further down the list.

And trust me… I get it.
Downsizing isn’t just a real estate decision.

It’s an identity shift.

That’s why so many people stay stuck in “thinking about it” mode for YEARS.
But here’s what I’ve learned watching people go through this transition:
The moment you stop avoiding the conversation… things start getting lighter.

Not because you suddenly have all the answers.

But because you finally stop carrying the weight of avoidance.
And honestly?

That first honest conversation is usually the hardest part.
Everything after that becomes a plan.

“Please state your name and reason for calling…”
Yeah… no.
I don’t think I like this iPhone call screener thing at ALL. 😅
And maybe this is showing my age a little… but I can’t help wondering:
Are we becoming so “connected” technologically… that we’re actually becoming disconnected from PEOPLE?
Because let’s be honest…
Most meaningful things in life still start with a conversation.
A phone call.
A voice.
A human connection.
And now we’ve got our phones acting like tiny security guards demanding credentials before anyone can even say hello. 😂
As a Realtor, I especially notice this shift because my business literally depends on conversations.
Sometimes people call nervous.
Sometimes they’ve been thinking about downsizing for TWO YEARS before finally picking up the phone.
Sometimes they just want to ask one small question before deciding if they trust you.
Imagine finally working up the courage to call… only to be greeted by:
“STATE YOUR BUSINESS.” 😭
I get why people love it.
The spam calls are relentless.
The duct cleaners alone deserve prison time at this point.
But I also wonder what we lose when every interaction becomes filtered, screened, automated, and optimized.
Maybe I’m old school…
But I still think hearing someone’s actual voice matters.
Curious where everyone lands on this:
☎️ Love it?
☎️ Hate it?
☎️ Or are we slowly turning into people who are terrified of human interaction unless it’s scheduled 3 business days in advance?
Is voicemail not enough?
