A lot of buyers fall in love with the charm, character, and history of heritage homes — and honestly, it’s easy to see why.

But what many people DON’T realize is that heritage designation can affect:

⚠️ Renovations
⚠️ Additions
⚠️ Demolition
⚠️ Windows & exterior changes
⚠️ Permit approvals
⚠️ Restoration costs

In some cases, even changing certain exterior features may require municipal approval.

And here’s something important:
Not every old home is officially designated heritage. Some properties are individually designated, while others are located within Heritage Conservation Districts — and the rules may differ.
