Buying a house with a suite is how I entered the market as a 25 year old first time buyer.

Back then I moved into the suite and rented out the upstairs… in this house you can live upstairs because the suite income is $$$$!

Here is what the fine print actually says.

Starting June 1 2026 you no longer need to live in a property to list it as a short term rental in Kelowna. That is a big deal for anyone thinking about an Okanagan investment property.

But before you get too excited there are a few things worth knowing.

Not every building qualifies. Your building needs to be in an approved short term rental subzone and your strata needs to allow it. Both need to be true. One without the other does not work.
The financing piece is also something most people overlook. There are mortgage brokers who know how to use your projected short term rental income to help you qualify. That changes the numbers significantly for a lot of buyers.
So yes the opportunity is real. But the details matter.
