Many rural property owners are asking the same question:

“If buyers are still out there, what are they actually looking for?”

The answer isn’t always more acreage, a bigger house, or the newest upgrades.

Today’s rural buyers are looking for value—and value means different things than it did a few years ago.

If you’re thinking about selling a country home, hobby farm, or rural property in the next year or two, these are the factors influencing buyer decisions right now.

Swipe through to see what creates value in today’s rural real estate market.

Creating a positive real estate experience isn’t just about the final sale, it’s about how clients feel from start to finish.

Clear communication, honest guidance, and steady support can make all the difference during such an important transition. I’m so grateful for clients who trust me to walk alongside them every step of the way. 🤍

Reviews like this remind me why I love what I do.

Some rural listings are generating immediate showings right now… while others are sitting quietly on the market.

And no, it’s not always about price alone.

Today’s rural buyers are more informed, more selective, and more lifestyle-focused than ever before. They’re looking for properties that feel clear, well-presented, and aligned with the life they want to build.

That means strategy matters.

From pricing and photography to property details and lifestyle marketing, the smallest details can completely change how buyers respond to a rural listing.

Especially in Midwestern Ontario, where every property is unique, thoughtful preparation can make all the difference.

Whether it’s a hobby farm, country home, farm property, or lakeside retreat — buyers want confidence before they book a showing.

Swipe through for the biggest reasons some rural listings are standing out right now while others are being overlooked.

The numbers are in and you can see that number of sales is on the rise as to be expected for this time of year. The Average Days on Market is higher and average sale price is down for Wellington North compared to last month. The average sale price for Guelph/Eramosa is down and, on the contrary, it is up significantly for West Grey.

Housing affordability is one of the biggest conversations happening across Ontario right now, and increasingly, that includes rural communities too.

At the OnePoint Housing Summit last week, speakers and municipal leaders discussed a reality many people are already feeling firsthand:

Even with more listings coming to market, affordability challenges remain.

Why?

Because affordability isn’t just about inventory levels.

It’s also connected to:

* income growth
* housing types
* rental availability
* construction costs
* zoning policies
* approval timelines
* infrastructure planning

Many communities across Grey, Bruce, Wellington, Perth, and surrounding counties are now exploring ways to encourage more attainable housing and create options for local families, seniors, and first-time buyers.

These are important conversations because housing impacts the long-term health of our communities not just the real estate market.

What changes do you think would make the biggest difference locally?
