Canadian home sales remained essentially unchanged from the previous month, slipping just 0.1%, according to the Canadian Real Estate Association (CREA). Year-over-year, sales were down 2.3%. CREA economists attributed the weaker activity to a combination of global economic uncertainty and a mid-month rise in fixed mortgage rates driven by higher inflation expectations.

New Listings decreased 2.8 percent for Single Family homes and 7.5 percent for Townhouse/Condo homes. Sales increased 0.8 percent for Single Family homes but decreased 22.3 percent for Townhouse/Condo homes. Inventory decreased 4.9 percent for Single Family homes and 2.5 percent for Townhouse/Condo homes.
Median Sales Price decreased 5.1 percent to $745,000 for Single Family homes and 3.2 percent to $600,000 for Townhouse/Condo homes. Days on Market increased 13.8 percent for Single Family homes but remained flat for Townhouse/Condo homes. Months Supply of Inventory decreased 2.4 percent for Single Family homes but increased 13.7 percent for Townhouse/Condo homes

Canadian home sales slipped 1.3% month-over-month and 8.1% year-over- year, according to the Canadian Real Estate Association (CREA). Sales activity was slower in Ontario and British Columbia, while other regions, including parts of Alberta and Quebec, are showing early signs of moderation as well, RBC Assistant Chief Economist Robert Hogue said.

New Listings decreased 7.2 percent for Single Family homes and 9.1 percent for Townhouse/Condo homes. Sales decreased 10.8 percent for Single Family homes but increased 11.3 percent for Townhouse/Condo homes. Inventory decreased 4.8 percent for Single Family homes and 6.4 percent for Townhouse/Condo homes.
Median Sales Price decreased 8.0 percent to $722,500 for Single Family homes and 9.6 percent to $578,750 for Townhouse/Condo homes. Days on Market increased 34.5 percent for Single Family homes and 19.6 percent for Townhouse/Condo homes. Months Supply of Inventory decreased 2.8 percent for Single Family homes but increased 11.4 percent for Townhouse/Condo homes.
