In August 2026, 1,258 home sales were recorded through the Multiple Listing Service® (MLS®) System of the Cornerstone Association of REALTORS® (Cornerstone), a 19.0 per cent decline from July and a 13.0 per cent decrease compared with the same period last year.

“August sales fell to their lowest level in more than a decade across Cornerstone’s market areas, based on records dating back to 2013, while new listings also approached record lows, aside from August 2021. Broader economic uncertainty and affordability pressures continue to shape household decisions, with some buyers and sellers waiting for greater confidence before making a move. At the same time, tighter inventory has helped keep benchmark prices relatively stable, near early 2021 levels,” said Bill Duce, CEO of Cornerstone. “Historically, September brings renewed activity, and CREA’s most recent national forecast supports a stronger second half of 2026. That said, real estate is inherently local, which is why connecting with a local REALTOR® who knows your specific market remains the most important step whether you’re buying or selling.”

The final wave of pandemic-era mortgages is now coming up for renewal. While more homeowners expect to manage the transition than they did a year ago, many are still feeling uncertain.⁠

Royal LePage's 2026 Mortgage Renewal Survey found that 38% of homeowners expect their monthly mortgage payment to increase, down from 57% in early 2025. At the same time, one third of mortgage holders say they feel more anxious about their upcoming renewal than they did at their previous renewal.⁠

Canadian home sales increased for the third consecutive month, edging up 0.5% on a seasonally adjusted basis, according to the Canadian Real Estate Association (CREA). Sales increased 0.9% year-over-year on a non-seasonally adjusted basis. CREA said lower fixed mortgage rates, stabilizing home prices, and diminishing expectations for additional Bank of Canada rate hikes this year have helped bring some buyers back to the market.
New Listings decreased 16.5 percent for Single Family homes and 27.8 percent for Townhouse/Condo homes. Sales decreased 14.3 percent for Single Family homes but increased 5.7 percent for Townhouse/Condo homes. Inventory decreased 10.5 percent for Single Family homes and 19.5 percent for Townhouse/Condo homes.
Median Sales Price decreased 0.7 percent to $750,000 for Single Family homes and 5.2 percent to $559,500 for Townhouse/Condo homes. Days on Market increased 8.8 percent for Single Family homes and 4.2 percent for Townhouse/Condo homes. Months Supply of Inventory decreased 6.3 percent for Single Family homes and 11.9 percent for Townhouse/Condo homes.

☀️ According to the latest Royal LePage Home Price Update, the national aggregate home price reached $814,900 in Q2 2026, down 1.4% year over year and flat quarter over quarter.⁠

Canadian home sales rose 5.5% month-over-month on a seasonally adjusted basis, the largest gain of the year, according to the Canadian Real Estate Association (CREA), which noted increasing alignment in buyer and seller expectations. The increase, while broad-based, was driven largely by activity in Ontario. Sales were down 5.1% year-over-year on a non- seasonally adjusted basis.

New Listings decreased 9.3 percent for Single Family homes and 8.9 percent for Townhouse/Condo homes. Sales decreased 4.5 percent for Single Family homes but increased 18.6 percent for Townhouse/Condo homes. Inventory decreased 8.4 percent for Single Family homes and 12.0 percent for Townhouse/Condo homes.
Median Sales Price decreased 8.8 percent to $730,000 for Single Family homes and 9.6 percent to $587,750 for Townhouse/Condo homes. Days on Market increased 9.7 percent for Single Family homes and 23.1 percent for Townhouse/Condo homes. Months Supply of Inventory decreased 6.0 percent for Single Family homes but remained flat for Townhouse/Condo homes.
