Shell space = lower rent, higher build out cost, longer opening timeline.
Turnkey space = higher rent, faster opening, less upfront spending.
Neither is better, it depends on:
your budget
your timeline
your lease term
available tenant improvement allowances
The mistake I see most often?
Comparing rent without comparing total startup cost.

A use clause defines what you’re legally allowed to do in a commercial space.
If it’s too narrow, it can:
• limit future revenue streams
• block business expansion
• require landlord approvals for simple changes
• put you in technical default without realizing it
One of the most overlooked parts of a lease and one of the most important.
Before signing, make sure your use clause matches where your business is going, not just where it is today.

Anchor tenants are the silent engine in retail plazas.
They pull consistent traffic to the site, and everyone around them benefits.
Cheeper rent with low traffic vs. Higher rent with higher traffic. Depending on the business, one choice is better then the other.

What exactly is a Letter of Intent and why do we use it?

In commercial real estate, the LOI is the step before the formal contract.
It outlines the big business terms so everyone is aligned before lawyers start drafting.

A solid LOI can:

prevent misunderstandings
save legal costs
speed up negotiations
protect your leverage

Most of the disputes I see could have been avoided with a clearer LOI at the start.

Personal Guarantees: The Clause Most Tenants Don’t Truly Understand.

Most small businesses think their corporation is the tenant.

But in many commercial leases, the landlord requires YOU to personally guarantee payment, even if the business fails.

That’s why understanding the guarantee structure is just as important as negotiating the rent.

When I review leases for clients, we often negotiate:

✔️ caps on the dollar amount
✔️ guarantees that reduce over time
✔️ limited guarantees instead of full liability

Same lease.
Same landlord.
Much less risk.
