We are pleased to announce that the HNA Blueprint Website is now live!

The HNA Blueprint was developed through the Government of Canada’s federal Research and Knowledge Initiative, in partnership with the Government of Prince Edward Island. As a free resource, the HNA Blueprint was designed to support more accessible, consistent, and standardised Housing Needs Assessments across Canada. The website features core tools and resources produced throughout the project including:

• Report Templates
• Guidebooks
• Datasets
• Methodologies
• Supporting Tools and Resources

Communities across Canada can use and build on this comprehensive package to streamline their local and regional housing analysis. The current version of the Blueprint uses data available as of May 2026. As new data is released - including 2026 Census information - the Blueprint and its datasets will be updated.

The tools are organized around Census Subdivision-level geographies, but we recognize that some communities may need different geographies or combined areas. If that applies to you, reach out — we are happy to help identify the right materials as part of the HNA Blueprint initiative.

🏡 Is Halifax the least affordable city in Canada ?

In a recent interview with CTV, our Vice-President of Planning and Economic Intelligence, Neil Lovitt, discussed Halifax's status as affordability status according to The Urban Stress Index (USI).

Halifax scored the highest on the USI - above major cities including Toronto and Vancouver- concluding an extreme lack of affordability, with particular pressure on housing costs. According to the data, housing costs absorb over half of monthly income. But do these numbers convey the full picture?

The short answer is... no. As is common with “reports” claiming to make national or international comparisons across complex datapoints, the focus is on media reach, not analytical rigor. Case-in-point, the USI uses metro-level income data for 8 of the 9 Canadian cities it tracks, but without figures for Halifax, it simply (and silently) adopts the province-wide average, understating income by around 18%, and causes Halifax to appear as the outlier in all of North America.

But that is not to discredit the increased pressure Haligonians are experiencing, nor the value of making comparisons (properly, of course). Lovitt concluded with, “Being able to understand what’s happening in different communities across the country and who’s faring better and who’s doing worse and why that may be the case is a very useful thing,”

As the dust settles from the 2026 FIFA World Cup, our Economic Intelligence Unit (EIU) is here to debrief our prediction models.

In the latest Turner Drake blog, our EIU breaks down our analysis of the 48 teams' expected goals, match probability, and finishing positions. Based on Elo rating, FIFA rankings, squad market values, and recent form, and other impacting variables, we created a model to predict which teams would ascend through the knockout round to the quarterfinals, semifinals, and finals.

Our model correctly predicted 4/4 of the semi-finalist teams, exactly when all three host nations went out of the tournament, 5 perfect groups, and 30/48 exact group positions.

For our EIU, the subject matter may change, but the modelling discipline does not. Whether it's analysing the uncertainty of housing demand, economic change, population growth or the World Cup - Turner Drakes' EIU is here to provide economic models for informed decision making.

Following the Bank of Canada’s decision last week to hold its policy rate at 2.25%, questions about recession risk, labour market conditions, and the outlook for the Canadian economy remain firmly in focus. But what are the data actually telling us?

Our Economic Intelligence Unit (EIU) is back with another Applied Economic Note. This piece examines the Sahm Rule, a macroeconomic recession indicator developed by economist Claudia Sahm, and considers how it can be adapted to the Canadian context.

Using nearly a decade of unemployment data, our EIU assesses what a Sahm-style indicator tells us about Canada’s recession risk, the current state of the labour market, and where the Canadian business cycle may be heading.
