In the last seven days alone, we’ve seen 180 price reductions across Halifax and Dartmouth, with approximately 1,300 homes currently listed.

But here’s the thing.

A lot of these homes were simply overpriced to begin with, and sellers are now adjusting their expectations to meet the market.

When you’re buying, you want a deal and when you’re selling, you want every dollar. That’s completely understandable.

But the right strategy isn’t always about waiting for the market to move in your favour.

So, does that mean you should wait until spring? Not necessarily.

Spring typically brings more buyers, but it also brings more listings and more competition.

What really matters is how your home is priced, what similar properties are actually selling for (not what they were listed for) and how much competition you’re facing.

My advice? Don’t base your decision on what your neighbours are doing.

Every home and situation is different.

Sometimes selling now makes perfect sense. Other times, waiting is the smarter move.

After we posted September’s median home prices for a selection of neighbourhoods across Halifax, a few people reached out wondering what sort of income they’d need to qualify for a mortgage at those price points.

It’s a fair question.

Knowing what homes are selling for is one thing; understanding how those prices fit your own finances is another.

So, with help from my expert mortgage broker Andrew Hutchinson we’ve put together these estimated annual household incomes for the areas shown.

These figures are based on September 2026 median sale prices.

❗️PLEASE NOTE: Prices shift month to month, along with the mix of homes selling, so this is a snapshot of September 2026 to help you put those prices into perspective.

The figures represent annual household income before tax, one income if you’re buying alone, or combined incomes if you’re buying together. They also include an annual property tax estimate of 1% of the home’s value.

Your down payment, mortgage rate and existing debts will affect what you qualify for. If you’re selling a home too, the equity you bring to your next purchase could make a considerable difference.

And remember, the median is the middle sale price. There are homes selling both above and below these amounts, so these figures don’t tell the whole story of what might be possible for you.

Finished off with a pint and fish & chips at the Port Pub, watching some of the highest tides in the world roll in.

Pretty fab day all round… and I have a feeling my clients are going to make fantastic farmers🐓🚜
