Halifax didn't crash. It changed. Speed, leverage and conditions all moved in the buyer's direction.

Sellers who adjust still sell. Sellers who price on 2022 memories sit.

Save this if you're thinking about listing in the next year.

HRM is not one rental market. Where you buy changes what you are buying.

The peninsula has the deepest tenant pool and the oldest housing stock. Highest rents, highest entry price, and the most 1940s wiring. Buildings here rarely sit.

Dartmouth is where most duplex activity actually happens. Woodside, Crichton Park, Albro Lake, Southdale. Lower entry, solid tenant base, and the best per-door value in the municipality right now.

Bedford, Sackville and Fall River have newer stock and fewer maintenance surprises. Thinner supply, so you wait for the right one.

Clayton Park and Fairview have larger purpose-built stock and more competition from institutional buyers.

A first-time investor is usually best served by a two or three unit in Dartmouth. The entry price is reachable, the demand is real, and if it goes wrong the building still sells as a house.

Halifax apartment vacancy was 2.7 per cent last October, up from 2.1 per cent the year before.

CMHC calls 3.0 to 4.5 per cent a balanced market. So Halifax is still tight, just less brutally so.

But the number that matters to a buyer is not vacancy and it is not the average rent. It is the spread between what a sitting tenant pays and what the same unit would ask on the open market.

In Halifax that spread is wide. The CMHC average two-bedroom in a purpose-built building sits near $1,650. Advertised two-bedrooms run closer to $2,150.

A building full of long-term tenants is, on paper, earning about three quarters of what its units are worth.

Whether that is an opportunity or a trap depends entirely on how long you are prepared to wait.

What makes me tell a client to walk.

Almost nothing does. Tired kitchens, a roof at end of life, rents well under market — those are price problems, and price problems are negotiations.

These are not.

The seller will not produce leases or three years of real expenses. Either the numbers are worse than advertised or the records do not exist. Both are answers.

An illegal unit the income depends on. If the deal only works with the basement apartment and the basement apartment is not legal, you are buying someone else's compliance problem.

A tenancy dispute already in motion. You inherit it, including the timeline, and Residential Tenancies does not care about your closing date.

A seller who promised something to tenants that is not in writing. Verbal side deals travel with the building.

Everything else is a negotiation, not an exit.

The South End question I get most often: what actually moves a Halifax luxury home, and what just sits?

It is rarely the finishes.

It is whether the house has been priced against what the market has genuinely paid for comparable homes in the last six months, or against what the owner paid to renovate it.

Those two numbers are often nowhere near each other. Renovation spend is not value. It is spend.

I price from evidence. I will tell you what a property is worth rather than what you want to hear, and if the honest number is lower than you hoped, you will hear that from me before you hear it from the market.
