Garden centre season is here, which means it’s very easy to fall in love with something pretty in a pot and figure out the details later.

But before you bring it home, ask:

Will this plant actually like living in my yard?

A few things to check:

🍃 Hardiness zone
This matters most for perennials, shrubs, and trees — the plants you expect to come back year after year. For the Guelph area, Zone 5 or colder is usually a safer bet.

☀️ Sun exposure
This matters for everything: perennials, annuals, veggies, planters, hanging baskets… all of it.

🐌 Soil and moisture
Hot and dry? Damp and heavy? Shady and clay? Match the plant to the actual spot.

🌲 Mature size
That cute little shrub may want to be six feet wide. Read the tag, then believe it.

🌻 Native or non-invasive
Fast-growing can be great. It can also mean “taking over.”

Pretty is lovely.

But the real win is choosing plants that actually suit your yard.

Every time.

Buyers, this is your reminder not to get too distracted by “cute.”

Fresh paint, trendy lighting, new hardware, and styled shelves can make a home feel exciting in photos… but they don’t tell you what’s happening behind the walls, under the roof, or around the foundation.

When you’re walking through a home, ask yourself:

- Is this home well maintained?
- Are the big-ticket items in good shape?
- Does anything feel like it was quickly covered up?
- Are the updates cosmetic, functional, or both?

Sellers, this one matters for you too.

In today’s market, buyers are paying attention. A pretty home may get clicks, but a solid, well-maintained home is what builds confidence.

Before you pour money into finishing touches, look at the things buyers will actually care about once they slow down and look closer:

The roof. The windows. The furnace. The electrical. The plumbing. The signs of moisture. The general care and maintenance.

Style can help your home shine. But substance is what helps buyers feel safe making an offer.

A dated home with pride of ownership will often feel like a better opportunity than a trendy home that leaves people wondering what else is going on.

Pretty is nice. Solid sells.

Starting in June, water billing is moving from Alectra to the City of Guelph.

That means if you want things set up smoothly, now is a good time to deal with it before summer gets busy.

What to do now:
✔ Find your current Alectra account number
✔ Have your service address, phone number, and email ready
✔ Register for pre-authorized payments with the City of Guelph (check thier website)
✔ Watch for your first City water bill in June

❗️Important note: if your water bill has been coming out through Alectra pre-authorized payments, that setup will not continue covering water once the change takes effect.

This is one of those small admin jobs that is very easy to forget… until a bill is due.

SAVE this for later +

SEND it to other Guelph homeowners who need the reminder!

👇Here's a mindset shift that changes everything for first time buyers in Guelph.

Forget the price tier. Focus on the monthly number.

Because it's not just about the house. It's about everything that comes with it.

The property taxes.
The utilities.
The random Saturday that costs $400 because something broke.
The hockey registration.
The trip you don't want to cancel.

A mortgage agent you trust can help you find the number that fits your actual life — and get you pre-approved so you're shopping with confidence, not guesswork.

“As-is” can feel like a big warning label, and sometimes it is.

Most of the time, it’s a seller setting expectations.

Our job is to help you figure out which one you’re dealing with.

We’ll dig into the listing remarks + paperwork, flag what’s likely a real risk vs a manageable project, and have the conversations with the listing agent to understand the why behind the “as-is” language.

Curious about other listing quirks or red flags? Shoot us a message, we're happy to help.
