As the year goes on it has become more difficult to sell some properties just due to lower demand which is normal this time of year.

I’m super thankful and excited that we were able to have another strong month for our clients regardless of a slower market.

For everyone that has continually referred me I am forever grateful and super appreciated of all the support!!

Are inspections required?

They aren’t required but highly suggested. For a few hundred dollars to have a professional inspector examine the property top to bottom it can potentially uncover major issues and could save you thousands of dollars in the long run.

Everyone knows someone who has an uncle or dad who “used” to be an inspector but I’ve seen that scene play out time and time again with poor results. Often issues that should’ve been discovered weren’t because they didn’t have the right tools to discover them.

A few years ago the purchase contract was reworded to state that a home inspection needs to be done by a licensed home inspector and it’s for very good reasons. To protect you the consumer. I’ve been to hundreds of home inspections myself so I do my best when showing a property to disclose to you any issues that a home inspector might uncover so that there aren’t any “surprises” or repairs that you should’ve known about before spending money on an inspection that way we can negotiate the best price upfront.

At the end of the day the inspector works in your best interest and your interest only.

Another busy month in the books.

No question it has been an interesting year all around but I am super happy that we have been able to put a lot of smiles on buyers and sellers faces this year. It’s not all sunshine and roses with every deal but thankfully We have been able to find ways to come out on top for our clients more times than not and for that I couldn’t be more elated.

A huge shoutout to my admin Sarah for absolutely killing it over these last few months. Without her there is no way I could continue to do what we do without her support. With having a baby and trying to have some family time I can honestly say none of this would have gone nearly as smooth and efficiently if it wasn't for her!! She did that all while crushing a hole in one this past month on the golf course as well which is something I have never even come close to achieving.

SOLD in King Edward Park

Congrats to my seller clients for successfully selling their half duplex in a very saturated half duplex market. At the current sales rate there is roughly 11 months of inventory in the area and with their beautiful staging and will to do whatever it took we were able to get an offer in 3 weeks and sold in just over 4 weeks.

Love stories like this because with this sale it means the happy sellers get to move to Penticton to begin the next chapter of their lives together!! Looking forward to crashing the pad next time we are in the area 😉

🔥 SOLD IN WINDERMERE

This neighborhood is on fire this year. This is the second house we have sold in this neighborhood in the last month that received an offer within just a few days of listing. All the credit goes to the sellers though as they were the ones who took the time to prepare the house for sale. I am a firm believer in not rushing the listing process as you only have one chance to make a first impression.

Super appreciative of past clients who continually put their trust in me with their real estate needs.

After a few gruelling days we are pleased to announce a new addition to the team. Our future team member little miss Taylor was born this past Sunday and looks forward to assisting daddy with home inspections and showings in the very near future.

She was awesome luck as well as I was able to get two Listings and a buyer pending all while sitting in the hospital.

With 4 more new listings going up this week we are looking forward to another busy few months before the snow starts flying. If you want to meet the little one and I’ll bring her to list your house or a buyer consultation 😉😂.

SEEING QUADRUPLE

Congrats to 4 sets of buyer clients who all removed conditions on their future homes. Everyone of them had some issues we needed to navigate through but thankfully all parties involved were super great to deal with!

Even though the market slows down in the summer it was not surprising to see all 4 of these homes have back up offers on them. In order to be successful you need to be prepared as homes are still moving quickly and thankfully we were the first to jump on these beautiful homes.

A huge Congrats to all my clients on another successful month. Not only were we recognized as one of the top in my office but for the second month in a row in the top 100 for all of western Canada.

It may be my face that’s on these “awards” but the real MVPs are my buyers and sellers. They are the ones who have saved up thousands of dollars in order to buy a home or spent countless hours prepping their homes for sale. Without their dedication and commitment to the process none of this would be possible!

Looking forward to sharing many more success stories from my clients. Hope y’all continue to enjoy this beautiful weather and the freedom of no restrictions.
