No matter what age I am, I'll always be a kid at heart, and I knew I had to try the Burger King Dragonball Z combo once I saw it was releasing in Canada. The Mango drink is quite good and BK has changed their burgers, fries, and nuggets recipe. They were Super if you know what I'm Saiyan.

It's back to school and I've coincidentally helped a couple teachers this week close their deals. I know first hand how hard teachers work and how dedicated they are. Hours are long and don't stop once the bell rings and kids leave.

To help make things easier, I will see you after hours when you manage to get free time and I can come to you like I did this week for a teacher client who was busy setting up her classroom and needed every extra minute she could get.

Many folks believe that the MLS listing is a binding contract, when in fact it's only information deemed reliable not guaranteed. The information is meant to give you some attractive details about the property to encourage you to buy it. I compare it to a used car advertisement. Anything you care about should be validated and not automatically be taken at face value.

If the actual purchase contract you sign doesn't contain clauses that reflect what you care about in the MLS listing, you will have limited if any to no recourse against the Seller.

The fact that the listing says No HOA fee doesn't negate the fact that the title would typically show that there is and that you are responsible for your share of it for the year and future costs. Similarly, just because the listing says that the roof has been replaced recently or the hot water tank or dishwasher was replaced in a certain year etc, doesn't mean that the Seller is actually promising this. There is not really anything in the contract about the roof or HWT being replaced only that the Seller isn't aware of any material latent defects e.g. issues that affect safety or value that an inspector can't see and that the goods are in normal working order, which could technically be true even if not recently replaced. If it matters to you that these features are in fact true, you would need to ask for proof of installation and be satisfied before proceeding or you might end up disappointed ☹️

I have many clients who do inspections, find issues and then want price reductions. This is fine, but what is not fine is having the price be reduced, but not telling the bank and then expecting your lawyer to give you the excess monies the bank is lending for you to use for whatever issues exist. As we act for the lender as well, we cannot conceal anything material to them, and although you could use the monies for legitimate reasons, the bank unfortunately doesn't care about that. The amount doesn't matter earlier. This means that if you don't have the monies to do the repair, you should be having the Seller do it, as trying to get the bank to give you monies in this fashion is problematic and in some cases fraudulent. Another option is to get a renovation holdback mortgage loan, in which the work gets done and then bank allows us to release the monies to you to pay the contractor, supplier, etc.
