After helping people buy homes for years, there are a few things I wish every buyer knew before they started their search.

Buying a home is exciting, but it can also feel overwhelming—especially if it's your first time. While every journey is different, these are the lessons I find myself sharing with buyers time and time again.

🏡 1. Buying the right home is more important than buying quickly.

It's easy to feel pressure when homes are selling or new listings hit the market. But rushing into the wrong home can lead to years of regret. The right home is worth waiting for.

✔️ 2. A mortgage pre-approval gives you confidence—not pressure.

Being pre-approved doesn't mean you have to buy immediately. It simply helps you understand your budget, strengthens your position when you're ready to make an offer, and allows you to shop with confidence.

🔍 3. No home is perfect.

Every property has strengths and compromises. The goal isn't to find perfection—it's to find the home that best fits your lifestyle, priorities, and long-term plans.

How much should you save before buying a home?

One of the most common questions I hear is, "How much money do I actually need before I can buy?"

The answer is different for everyone, but one thing is always true:
It's about more than just the down payment.

Before you start your home search, it's a good idea to have a plan for these five areas:

Your down payment will depend on the purchase price of the home and the type of mortgage you're using. Understanding your options is the first step.

📑 2. Closing Costs
In addition to your down payment, you'll also need funds for legal fees, title insurance, land transfer and registration fees, and other closing expenses. Budgeting ahead helps avoid last-minute surprises.
