📉 Edmonton Housing Market Update – October 2025

The latest data from the REALTORS® Association of Edmonton show our market moving toward more balanced conditions:

• Sales dropped 5.7% from September and 17.0% from October 2024. REALTORS® Association of Edmonton

• New listings are down 4.7% month-over-month but up 14.7% year-over-year, creating more choice for buyers. REALTORS® Association of Edmonton

• The average selling price rose slightly to $454,777, up 3.2% from last year—but benchmark prices dipped 1.2% from last month. REALTORS® Association of Edmonton

• Detached homes: Avg ~$559,585 (+0.9% MoM, +1.2% YoY) REALTORS® Association of Edmonton

• Semi-detached: Avg ~$428,966 (-1.1% MoM, +5.3% YoY) REALTORS® Association of Edmonton

• Townhomes & apartments are seeing more pressure: townhomes averaged ~$297,051 (-3.5% YoY) and condos ~$202,733 (+5.3% YoY but -2.3% MoM). REALTORS® Association of Edmonton
