Chilliwack & Surrounding Area Market Update – May 2026

The Chilliwack and surrounding area real estate market continues to show signs of a balanced-to-buyer-friendly environment, with 1,388 active listings available and 6.3 months of inventory. Buyers have significantly more selection than they did during the peak market years, allowing them to take their time, complete due diligence, and make informed purchasing decisions. Homes are selling in an average of 32 days, demonstrating that while the market has slowed from the frenzy of past years, well-priced properties continue to attract attention and sell within a reasonable timeframe.

A total of 220 homes sold during May, highlighting that buyers remain active despite increased inventory levels. Average prices have remained relatively stable in the detached market at $891,504 (-0.3%), while townhomes averaged $585,139 (-4.0%) and condos averaged $415,937 (-5.6%) compared to the previous year. The minimal price adjustment in detached homes suggests continued demand for single-family properties, while townhome and condo buyers are benefiting from improved affordability and greater choice.

What does this mean for consumers? Buyers are in a stronger negotiating position than they have been in several years, while sellers need to focus on strategic pricing, strong presentation, and effective marketing to stand out from the competition. The good news is that homes offering great value, desirable features, and realistic pricing are still achieving successful sales in today’s market. 🏡📊
