Because “maybe” is a real place to be.

Most moves don’t start with a sudden decision. They start with a slow pile-up of little moments:

Winter feels heavier than it used to

With all the snow and the below-average temps we’ve been dealing with in Waterloo Region, a lot of people are feeling two things at once:

Winter fatigue, and “my home is harder than it used to be.”

Quick test (3 questions):

“So… do we stay, or do we start quietly looking at what’s next?”

That’s the kind of question that comes up a lot at kitchen islands like this.

For many 50+ homeowners, it’s not that anything is terribly wrong with the house. It’s that life has changed:

-The stairs feel a bit steeper than they used to.

-Rooms sit mostly unused.

If you’ve been quietly thinking, “Is this home still the right fit for our life?” 💭
That’s not indecision. That’s awareness.

Here’s what the December 2025 Waterloo Region stats are saying🏡

In 2025, we had 6,177 homes sold — down 8.8% vs 2024 (year-over-year).
In December, we had 306 sales — down 9.5% vs Dec 2024 (year-over-year).

And while sales softened, choice increased: 1,188 active listings at month-end — up 15.9% vs last December (year-over-year), sitting around 2.3 months of supply.

What that often looks like in real life:
✨ Buyers tend to feel a little less “rushed” when there are more options.
🧭 Sellers do best with a calmer plan — pricing that fits the moment, plus patience.

One more helpful detail: homes took 45 days on average to sell in December — 6 days longer than November (month-over-month), and longer than last December (36 days).
