🏠 Calgary Market Update – October 2025
Inventory levels eased slightly in October as new listings slowed and sales picked up, bringing months of supply down to 3.5. Detached and semi-detached homes remain relatively balanced, while apartment and row-style properties continue to face higher supply and softer prices. Year-to-date sales are down about 16% from last year, largely due to slower activity in those higher-supply segments. The city’s benchmark price sits at $568,000, down nearly 1% from last month and over 4% lower than last year.

Calgary's housing market saw 1,720 sales in September but 3,782 new listings, pushing inventory to 6,916 units - 36% higher than last year.

The oversupply, combined with slowing demand due to reduced population growth and market uncertainty, is putting downward pressure on prices, particularly for apartments which dropped 6% year-over-year to $322,900.

The market is shifting toward buyer-friendly conditions for the first time since early 2020, with the months of supply reaching four months, though detached homes at $749,900 have only seen a 1% price decline.

Calgary's housing market saw inventory levels reach 6,917 units in July 2025, the highest since before the pandemic, driven primarily by supply gains in newer communities.
