Sometimes buyers just need a little time to make their move!

61 Wood Valley Road SW had lots of interest and plenty of buyers keeping an eye on it but they took their time jumping in. Then things got interesting… two offers came in and we got it SOLD! 🔑

A great reminder that every listing has its own story. Patience, communication and the right negotiating strategy all played a part in getting this one across the finish line.

First-time homebuyers 🙌 Don’t stress over the max amount you can be pre-approved for.

Instead, ask your loan officer, “What can I afford with $xyz per month?”

You’ll probably be pre-approved for more than what you can comfortably manage once you factor in property taxes, homeowners insurance, HOA fees (if any), and mortgage insurance.

If you’re paying $2,300 in rent now, expect your costs to go up once you add those extra expenses. Focus on what monthly payment you can actually afford, and go from there.

“It’s officially ‘buy a home & you won’t have a payment until next year’ season.”

Keep in mind that it takes time to get your home ready for market and then you have longer wait times from sales to closing in some areas. Planning should start now.

If you go under contract now and close in November, your first payment won’t be due until January 😉

💡 Here’s why:
When you buy a home, mortgage interest is paid in arrears — meaning your payment covers the previous month’s interest, not the next one.

✅ Close in November → you prepay interest for the rest of November at closing.
✅ December’s interest accrues, but your first payment (covering December) isn’t due until January 1st.

So while you’re technically paying that interest upfront, it feels like you’re skipping a payment — and it’s a great time to plan a move before the new year! 🎉

I always have my sellers do these five things before listing their home:

📦 1. Declutter and Depersonalize

Pack away at least half of your belongings, including personal photos and excess furniture. The goal is to make every room feel larger and help buyers picture themselves living there.

✨ 2. Deep Clean Everything

A spotless home tells buyers it has been well cared for.

• Clean every room from top to bottom
• Wash the windows to maximize natural light
• Scrub grout and polish fixtures
• Make kitchens and bathrooms sparkle
• Remove pet items and eliminate odors

🌿 3. Boost Curb Appeal

Buyers begin forming an opinion before they walk through the door.

• Mow the lawn and trim shrubs
• Sweep the driveway and walkway
• Refresh the front door with paint
• Add fresh mulch and colorful plants

🔨 4. Complete Minor Repairs

Small problems can make buyers wonder whether larger issues are hiding.

• Patch holes and touch up paint
• Replace burned-out light bulbs
• Repair dripping faucets and squeaky doors
• Tighten loose handles, k***s, and hardware

🏡 5. Hire the Right Real Estate Agent

The right preparation, pricing, marketing, and launch strategy can make a major difference in your final selling price.

The better question isn’t simply, “Which option builds equity?”

It’s: “Which 12-month plan puts me in a stronger position for the life I’m actually building?”
