What is a Real Property Report and why should it be important to you? If you are buying or selling a detached home in Alberta, you will likely hear your realtor talk about a 'real property report' or what is sometimes simply called, an 'RPR'. A clause in the standard Alberta Residential Purchase Contract states that: "Closing documents will include an RPR showing the current improvements on the Property according to the Alberta Land Surveyor's Association Manual of Standard Practice, with evidence of municipal compliance or non-conformance and confirming the seller's warranties about the land and buildings[...]The buyer or buyer's lawyer must have a reasonable time to review the RPR prior to submitting the transfer documents to the Land Titles Office." The Other Side of the Coin There are two other documents that I typically recommend when I meet with a client to prepare a Will. These documents are the Enduring Power of Attorney and Personal Directive (sometimes also called a ‘living will’).
